Not an optimist Anthony, a realist. You haven't seen misery or the effects of the GFC until you spend some time in the US or the Eurozone. If you look at our markets ie Indo/China/India/Asia, these economies have been steadily growing with a new Sydney worth of middle class annually in each of these countries.

When were things last 'bad' in Australia? Our last recession was over 20 years ago – for many FHB, this is a lifetime.
I was reading an article the other day with regards to a recovery in the property sector in the US – people's faith in property has been severely eroded, we will see a generation of non-home owners going forward as they turn…[Read more]

When you look at the failures of the US and Europe and compare them back to the Australian market, you soon realise that the fundamentals are totally different.
In some parts of Europe, new house construction accounted for over 30% of GDP  when you compare this to our figure of around 8% you soon realise that the OS situation where supply…[Read more]

Has the thought of cutting off his nose to spite his face crossed his mind? At least there have been changes in compulsory acquisition & real property laws in China and 'owners' are now compensated not just moved on. Damned semi-autocracy

Sounds wrong on so many levelz (sic).
If you have $40k in the offset, use it for the car and avoid contaminating your loan with non-deductible debt. Then get a LOC from the Emerald Unit for your $40K deposit.
This avoids having to work out how much of your loan is not tax deductible.
What's wrong with having positively geared property? Will…[Read more]

Two trains of thought:
one of my associates (he'd like that), built a small development under SEPP5. Single storey villas, open air parking, 2 bedroom. BIR, bare bones. All leased on a 10 yr lease to a housing co-op. He's laughing on 12 months of summer holidays.
On the other hand, as I noted above, why would you consider it if it is not the…[Read more]

Now that's a helluva lot better. The only thing missing in the copy is that the place if kid (pet) friendly/fully fenced.

Are they also selling their own or some other developer’s property? ie do they have a vested interest in sales , the management of what they spruik?
Or are they selling the knowledge, systems & support to help you on your way?
Scott No Mates replied to the topic What is the going Commission for Agents? in the forum General Property 12 years ago
I'd expect that you'd have done your expected sale prices before kicking off the development ie at feasibility stage and only be reviewing them on the basis of actual cost of construction, holding costs and state of the market.

A TAB phone betting account won’t gain any interest but is relatively safe. I hear that #3 in the 4th at Randwick might get up

I'd agree with Jac, the photos don't do anything for the house. Newspaper on the windows months after it has been put up for lease? Where are the blinds? Gardens/Lawns? Poor quality photos. Definitely needs open times listed. Other features – pet friendly or not?

If they do, they have to manage them. So the agent will need to make sure that whoever they put forward is reasonable.

Seriously though, research the bible: get 1 goat/lamb, slit its neck and smear the blood around the door jamb and threshold of each entry. If the men in the white coats and the green Mercedes don't come and collect (you), then you may need to consider reducing the asking price (ie sacrifice it for six months, then seek a new tenant).
Or you could…[Read more]

Is the curse a caveat or an easement? I'd be seeing my solicitor to see if he can get it lifted.

Agents (certificate holders not licenced) work under an award ie there is a base wage that you must get even if you are scratching your ring. Oh easy, you say…..No. they work on a debits and credits system, that is even though you get your base wage, this is run as a debit ie they pay you but you owe them that amount before earning any…[Read more]
