    Just another thought….

    I knew a lot of tax accountant have no idea about property investment, hence a lot of thing they don't claim.

    I have changed 2 accountants in 4 years…. because they are just don't understand property investment( meaning they won't look after your tax affair), they only wearing their "tax accountant" hat and charge people !

    no all the tax accountant are excellent in their field, many spuikers as well !

    Hi

    I am not a qualified tax accountant.

    but I has some thought about this topic,

    I think it is good idea to claim depreciation each year which helps up the cashflow for running property portfolio.

    Craig made some good point.

    imaging, you claim depreication and get back $1000.
    even you have to give back that $1000 when you sale the property you are protentially better off.

    because of inflation…..

    after 20 or 30 years $1000 will be much less purchasing power than now .

    correct me if I am wrong..

    i would really like to hear other people's opinion.

    Hi Aussieguy,

    which property manager are you using in Penrith which you mentioned that very strict and bug people about 1 day late behind the rent ?

    I am looking for a reliable and strict property manager in Penrith are, can you please kindly give me some suggestion for good property manager ?

    Hi Marsmac,

    you don't have to sale to him, you can JV with him !

    sale is a clean cut, but if you JV with him you can learn a lot which in the future if you want to develop something yourself. you can have some experience to rely on.

    I am still waiting for what he/she mentioned in the first posting " Austalian property is crashing " ?

    when is that going to come ?

    what's crashing anyway ? a slightly adjustment in some areas drop 2%- 5% ? or some mining towns like Gladstone rising 2%-5% ?

    why there you setup another website ? is propertyinvesting.com going to be replaced by http://www.SteveMcKnight.com ?

    yeah, a lot of time I felt that the property managers are not doing a good job.

    I have 4 of properties and only one property manager I really trust his is really looking after my property, tenant and me.

    I really hope there is a property management company can really standup and deliver the good quality of serivce for tenants, clients, and property.

    so often I see property managers for repairs, gets very expensive quote, for tenants, only give them a key to inspect the property themselve didn't direct them or guide them for apply or look after property. for client, like landlord, didn't properly inform us when there is a problem. didn't advise us for the new law or how to improve the rent and tenants needs.

    I hope if there is a good/quality service property manager. please contact me I am happy for them to look after my property.

    I totally think financial planner is just waste of money and time !!

    I agreed with Elisey.

    after learning handling small problem then you become smarter and more experienced.
    Then you can go bigger issue.
    don't borrow money just because of interest rate is low.
    it comes down to your personal financial management skill and self-development. the better understand yourself the more money you make.

    what do you mean correctly ? I guess my question is how do I know if i structure correct ?

    I have 1) IP loan is about 277K and rent is 360 pw and also 2) IP loan is 540 K and rent is 500pw.
    1) is under my personal name 2) is under both my name and my partner's name.
    my income is about 60K

    How do I know if it is correct structure ?  should i setup a company or trust and start purchase IP under company/trust ?

    if it doesn't work, why people buy property in multiple trust ?

    can someone please kindly explain ? i can't think of other reasons than asset protection to buy property in multiple trust

    I am wondering what structure are you guys buying the property in to buy 40 properties? Trust or Company ?
    especially when someone like Richard and Nathan have 40 properties, wouldn't it get harder to borrow from the bank for the deal ?

    will it harder to get the loan if buying in trust or company than personal name ?

    I heard people using multiple trust to purchase the properties, and banks doesn't required you to show if you are the guarantor for other trust. hence you can get the loan easier if somone run mulitple trust.  ie. If you are the guarantor for Trust A, and you also are the guarantor for Trust B. You are buying the property in Trust A and go to the bank showing them you are the guarantor for Trust A. do you also have to tell the lender/bank you are the guarantor for Trust B  ?

    I just couldn't understand how people can get the finance continuously without hit the finance brick wall.

    ALSO there is another company don't go anywhere closer to them, which is " Property Secret Paul Giezekamp "

    he is just a spuiker !

    their service is bad,  their charge is very high, all you get is overcapitalised property and frustrated experience with them !!
    very unhelpful, they just want your money in their bank !  they don't care what happen to you !!

    I got burn don't go there, unless you want to get burnt too !!
