I have to say, I had a very bad experience with Chan & Naylor Surry Hill !!
I read the book " How to legally reduce the tax ". I was interested in the idea about company and trust setup for the property investment.
I thought I try their service, see if they are good to work with and if they are as good as it says in the book.
Hence, I went to Chan & Naylor Surry Hill (Sydney) in 2008 for my tax return. ( a very simple personal PAYG and one investment property tax return ).I submitted all my documents( receipts and rental statement…etc) to them for tax return. It took more than 3 weeks !!
furthurmore, when I called them up or left the message, i did not get reply in 24 hours as they promised. ( often I have to chase up couple of times !) I also sent them email couple of times, they did not reply for many days !!I got very frustrated !! due to they ignorance and lack of response.
it went to a point that I got really frustrated and angry.( I felt that I was not being treated as a client to them ) I email them and told them I want all my document back and go to some other tax accountant.
The Partner Thaha Mohideen ( from Chan & Naylor ) called me straigth away, after I sent out the email !! He told me off and said that the email, I sent, was threating because I want to leave them to other accoutant !!
I was totally shock his reaction !! firstly, he called me straight away after I told them i want to leave ! secondly, he told me off and told me my email was threating !!
I paid them off for the tax return they've done. ( which took them more 3 weeks and bitter argument with them !!).
I NEVER go back to them again.
I'll NEVER recommend anyone to them after this horriable experience I had with them for a simpel tax return !Hi propertyjockey ,

I got 2 jobs ( gross about 60K) and still renting, but I have 2 properties.I think you can easily get a loan and buy some properties.

But all the fact shown that it's almost impossible someone bought a piece of real estate 10 years ago and still bleeding now…..Can you please kindly explain how did that happend in detail so that all of us can avoid this disaster happen to us.

I got a friend had done this about 2 years ago.
but she is blind now !!
her eyes sight deteriorated after a year and one of the eye is always red ( not right after the surgery but about 1 year later of the surgery)
she went to other specialist to check out when her eye was red. the eye specialist said the laser surgery was trigger something and the surgury was not suitable for her eyes…….
now she is blind…….( not completely blind but her vision is blurred all the time,glasses is not helping at all…..)
I guess, better to seek for mulitple opionion from different speciality before do the surgery.
everyone has different condition.
I am not trying to scared people of but just a true story of my friend….

it is very interesting topic,
Jacqui , i have very similar situation to yours. I got one under my own name and another one is joint name with my partner.
But I wanted to start some property development ( such us subdividing, build a granny flat…)
so next property I am thinking to put into company or trust , just in case if there is any thing go wrong I have my asset protection. I won't be personally liable.
but I am not sure if this is a correct thinking ?
my accountant also told me it's too early or not necessary to purchase under company or trust……I am not sure.
any comment anyone ?

From the Google map, it seems Coledale is part of the West Tamworth ?
Correct me if I am wrong, West Tamworth is south of Gunnedah Rd and west of the Duri Rd ( west of the railway ) ? and Coledale is south part of West Tamworth ( south of Macgregor St and south end of Cole st, Quinn St..)?

I contact some agents they say the the properties near housing commission have negative effect.is there any housing commission at the West Tamworth ?

The area bordered by Terminus St, Speed St, Hume Hwy and Atkinson St is predominately made up of housing commission/unemployed residents. That particular area is also a crime hot spot with a high rate of break and enters, drug crime, motor vehicle theft etc. A LOT of the units are in a terrible state of disrepair, the garages are all unuseable (or at the very least unsecurable) Having said that there are also a mixture of decent units with decent hardworking tenants in the area. The majority of residents seem to of NESB. There is also nothing to say that the crime committed in this area is committed by the persons living in the area, a lot of it is probably from drug users catching the train into Liverpool and then venturing into this area due to its proximity to the station.

The northern side of Liverpool, ie north of Memorial Ave and in particular around Campbell St are modern units and as such are more secure then the older type found in the southern end, this is probably the reason why from a crime point of view there isn't as much of a problem around them.

Having said that there never seemed to be that many vacant units in either end. Warwick Farm is also a reasonable area and is probably a mixture of the above.

What I have stated above is purely my personal opinion from working in the area for 5 years and from my continuing relationship with people still working in that area. Its not based on stats or reports or anything else.It sounds very true,
a few month ago I actually look into the liverpool area.
There are a lot of units at the south part of area, and they look very bad. ( however, the rental return is very attractive )
the north side seems a bit cleaner and fresh, more new units.the above is just what i saw then I drove around the area a few month ago

Yes, the massive guitar and (associated coffee shop) was recently up for sale.
Seriously, though. Tamworth is forging ahead with surrounding coalmines (nearer to other satellite towns, but Tamworth is much bigger and they are a commutable distance and I would expect some people would rather live Tamworth for schools, shops etc than furhter away in smaller towns), recently finished equine centre, chook and meat processing plants, RAAF-associated air training school, major regional hospital etc etc. New developments going on in all directions.
Good place to buy, I would say.
