1) Can you build a house on it?
2) If so, can you live in this house permanently?
3) And if you can build and live there, because of the zoning, do you have to be “producing” something off this land to be able to live there permanently?
4) Also, if you can live there, is it possible to live there on a part time basis? i.e as a holiday residence?

My understanding of my area and zonings is that rural zoning is land that has been or is still used for agricultural purposes.
If I were purchasing a block that had rural zoning I would want a building permit already approved if I wanted to build a house.
If you are serious about the land and building a house you need to speak with your council before you go any further.

We also have a farm and because of its location to town and the fact that it has more than one title the bank will most probably lend to 85% not certain but that is the figure that has been discussed.
Brokers can be great, however, if you do your own submission in a professional manner and send it to different banks you may be able to complete the deal yourself. The last broker we used cost us $5000.00 and the bank manager told us we should have just come to him in the first place. $5000 could be a house deposit!
what exactly is a bungalow, what is your description. A Hut? like in the Maldives?

Steve and Dave and Staff do a great job, they provide a service to people who need information or just want to keep intouch with others that are travelling a similar investment path. Property investing.com can stamp their products and services all over my house, if it means they can still provide this service and also raise money for their foundation!

We can sell one by one, but I just wanted to be selfish and create a simple body corporate instead of having more than two parties involved.

I wanted to create the entire picture, but I have already learnt to keep it simple and not personal this morning. I appreciate this.We own 11 units the layout of this block allows us to sell off 4, 4 and 3. Or one by one.
We want to sell the 4 units in a line. an owner occupier would not want 4 units. The number doesn’t stack up for agressive investors but it does for those looking for long term capital growth and for those looking for sound secure investment in a town that is moving forward. Perhaps a good nest egg? There is nothing left to do on these units.
To get a better picute we purchased these units, did a major reno job and strata tilted them. We want to sell 4 in a line to release equity, retain 7 and move on. We want to release the equity so we can develop the next 8 units?
It sounds like we are trying to make things easier for ourselves?
I realise that I wouldn’t attract buyers on this site, that is why the big question was WHERE WOULD I attract these buyers?

this was a genuine question and not an advertisement. I realise that this doesn’t fit into SMcK specifications on property, that’s why I wanted to ask here! We have done the hard work on these properties, and now we want to move on. They still are a fantastic investment.
