    Yes,

    I almost purchased a Cairns unit through them about 1 1/2 years ago. Got all the info (heaps and heaps almost overwhelming) and they preached no pressure. I asked heaps of questions and they gave me the developers phone no. I called him and he didn’t have any of the answers. I asked if he was the developer and said no. just a worker. I rang back Cameron Bird who virtually accused me of being a liar. I went to Cairns and did some looking around and the prices seemed right etc, but the location I didn’t like. I spoke to real estates in the area and to finance and depreciators re; their prospectus and reports and things weren’t adding up, so I stopped being interested in the development. I was contacted by the people at Cameron Bird and said the same to them and guess what I GOT ABUSED. They told me how they had used money and time to send the stuff out and call me and answer questions and that I could go through their finance, and do it totally in house through them, and it was my fault for not having guts or trust that I had looked outside. Needless to say the conversation ended with a sour taste in my mouth and I immediately thought of when I was nearly stung with shonky QLD operators overpricing property the year before (Played them at their own game and got drastically reduced property, way under market value).

    I am not saying they are shonky, i just didn’t appreciate how I was spoken to and the different answers I got one from Cameron Bird and another from everyone else…

    Make up your own mind. remember everything is on totally best case scenario with them.

    Do your own research and if what they say stacks up, it’s good, if not question it or walk away.

    The advice I received for subdividing a block of land into 2 and building a house on one at the same time was a resounding NOOOO. If people know any different I would be most interested as i’d claim in this financial year.

    2 i am interested in. 1 is an acreage with new outbuildings designed into single & double self contained dwellings, including managers dwelling, and disabled. has parking, bbqs and trail walks, more of a getaway. I have had a discussion about the financials which are very positive, but haven’t viewed the actual financials yet. this one is owner managed.

    Purchase $495,000
    Haven’t been given occupancy figures but based on 30% appears still very positive. This one is relatively new in the area.

    the other is a caravan park with 8 brick cabins, 4 executive cabins, 10 x powered sites and bbq & toilet areas & managers residence. The net turnover for this is around $60,000 (not including management fees).

    As i said i’m still waiting for the better financials to come ahead and appreciate any and all feedback.

    I think the only way is to actually encourage, and bite the bullet whilst showing the numbers. That was the only way I convinced my husband. Then we bought another 2 (well I researched and offered and placed the contracts in front of him to sign).

    Now he is even on the computer with me and analysing the deals… but he won’t talk to a bank or mortgage broker. dunno why as i have great long conversations.. actually maybe that’s why.

    my only advice is to do it and show them the final product and ignore all the negative comments between the beginning and end and if at the end you let them say ‘told you it’d be good’ you’re onto a winner.

    Wilton is quite a pretty area, with established nice homes, no units, no villas, no townhouses, very limited infrastructure, a general store, small garage and real estate. it is close to picton (10 mins), camden (1/2 hr), wollongong (1/2 hr), campbelltown (20 mins). Overall very nice place. Growth???.

    The developer leaves a lot to be desired. The process of building a home or anything for me and other members of the last development and even the one before that, through this developer is time consuming, frustrating, costly and immensely draining (I built a custom design home through a project builder). As interest I purchased an acre block at their last development – the one with the golf course, unit comples, community centre and community usable land that never eventuated but we’ll still have to pay the sewerage & water for – in march 2003. Finally in August 2004 they approved the dwelling I wished to build – after lots of arguments, lawyer threats and changes to the dwelling all to the developers liking NOT MINE (I had my plans drawn up prior to purchasing the block). Now I get letters from the developer – one has even threatened me with legal action because I didn’t again put my unaltered house plans through the developer after their initial and council approval and because I wanted a different fence. For a money spinner this development is initially overpriced, with developer safeguards in place to ensure no legal action can be taken against them when they renege on the golf course, units, community land etc. But in the long term with all high quality developments (5 years or more) once the houses are established the prices only go up.

    NONE of my comments are critical in any way, just relaying my experience with the Developer and the lack of following through of promises of the Developer. ALSO none of my comments are to be taken as advice for any future purchaser, I don’t wish to be sued.

    Personally and as seen by the number of previous sold lots now for sale I think the majority of purchasers have had their satisfaction ruined (I have and so have the majority of those currently living in the estate) Speak to those at the last estates and you will see we have no faith that any of the proposals for wilton will eventuate. Hey the last 2 golf courses and units didn’t….

    Yep,

    I copped a wopping $2,585 fee from the banks, not to mention my $2,050 fee from a conveyancer, and what can you do, if you’re silly and don’t take notice or have it in writing upfront – they take the money out before you get a chance to disagree. all i can say is beware of banks and conveyancers.

    Yep,

    I know how you all feel, i’m a dedicated follower with the books & stuff, but only recently discovered the website – only recently got on line rather.. so imagine my suprise when the server crashed at 12.01, but I got through on phone at 12.02pm…. same, moneys out of the account and have a confirmation… see you there. i am so glad I don’t have to wait though.
