    i was actually thnking about near the water where they are looking at developing the area and putting bars and caffee’s, but not sure how long the whole thing will take and what the vacancy rates are in that particular area

    also better from a cash flow perspective. 30 year option will give you the option to pay more if you want to, and less if you need the cash somewhere else

    might be a bit biased as i own one in the area, but have a look at Ryde.  prices are on a steady increase, they have been building a shopping centre for a few years now and its due to be completed within 6months.  there is also construction of new apartments 2 beds which go for 600-700k.  you can get a 30yo 2 bed for about 400k with a rent of around 400pw of 1bed around 300k mark, with a rent of around $300pw.  if you want to invest in renovating you can find some really good ones, spend 10k or so and your rent should go above 6% return

    i guess it really depends where you are buying, in orange they charge me 8.8% and in ryde nsw 5%…thats a big variance to me

    i have tried it myself, without any experience my tennant decided not to pay rent, then refused to move out and when they finally did there was damage.  i learnt plenty from my experience at a cost of around 4k :)

    definately worth having someone more experienced manage it

    i dont have any experience using any of the software, well i have used the trial versions of all of them, but they just seem to old to me (in their appearance). i have a list of them which are available on my blog below, have a look as you can get screen shots and trial periods for all of them

    with depreciation you are paying off the furniture in less than 2 years, thats a great return you have there for yourself!  well done

    and yes where in the hunter?  i was looking at branxton a few months ago

    send him an email or give him a call and tell him sam recommended you, he will take the time and take you through all the different areas and different deals out.

    i bought my place for $163k and get it rented out for $210pw

    anz are the worst!  they lost mine and i was chasing them daily for about 10 days all i got was the run around, in the end i was 2 days past settlement but didnt have to pay anything extra and it all worked out ok, it was just before the holidays in christmas so a busy time i guess.  you should definately tell your solicitor and get them chasing as well, bit of pressure from a few different places never hurts

    i dont know if you can stretch your budget to around 250k but a friend of mine bought near redcliffe, margate i think and with the new tunnels the trip from those places to the city will be reduced so worth having a look there
