    Most are completed, we have some refurbished with existing tenants in place.

    I agree that the times are becoming volatile, especially in regards to over surplus in the unit sector. A friend told me the other day that there is an easy marker to pick an immanent recession, look to the skyline and count the cranes! Or when they have built the next tallest building you can count down within 3 years. Don’t know if it is true or not but it gets you thinking outside the square for a moment.

    Personally I like recessions, for the committed savers it is the moment we have all been waiting for!

    The recent posting is not in regards to repo’s, just some developers getting in some hot water then trying to get out I guess, I dont really know what the full story is, all I can comment on is the fact that the vendor needs to off-load fast. All legal. You could call it spotting I guess.

    Some of my colleges do a few flips etc in regards to PPOR’s I really don’t like to get involved in peoples misfortunes such as the average mum and dads of Australia.

    We just get deals past the table from time to time and pass them on for a dollar or two. As long as they are good value. The lad who passed this particular lot by me does this kind of stuff for a living full time. He sniffs them out one-way or another, I don’t know how!

    We offer large portions of these hot deals to our existing clientele for their perusal unlike a lot of other companies trying to offload new developments for 25k commissions we like to provide a valued choice if that makes sense.

    I like your last post too mate, I give in you win! But I will provide the details as they become available for that particular loan; all I can say is that it is a true rate that someone that knows someone negotiated for me, all BS aside.

    The reason I remain anonymous at this stage is a personal thing, as you know with certain industries one thing can lead to another and before you know it you are looking for another job if you get my drift. So at this stage I shall remain behind the iron curtain until it is safe to enter the woods again.

    I do apologize if I have offended you Robert, all BS aside; I like a stirring and a laugh just like most Australians! I hope you enjoy it as much as I.

    I love it when I get a reaction! I am just a stirrer at heart and it is fair to say you dont mind a bit of stirring yourself.

    Why will you not post your details here? We do need people to know who is making the bet so the truth about what transpires will come out.     Well I don’t really care what you want to accept Rob, you want the cake and eat it as well, no deal. I am not a champion of writing cheap loans as you suggest, I simply obtained a deal for a good mate, “a loan, not loans”.

    I also am not in the business of writing loans as my lifeblood Rob; so don’t feel threatened bud, its Ok.

    Also, what happened to the days when a deal was a deal, I am a man of my words and do not need to twist the truth, especially in light of the fact that you instigated the Spanish inquisition!

    I also wanted to add that I have frequented your site and would like to say that it is a wealth of information and a credit to you, I truly respect you for what you do. But please understand that I did not answer the question to beat my chest, it was something that literally fell in my lap a few hours before I viewed the original posting.

    As for being ambiguous on this forum? I do not see the need to advertise on this forum as some do, I have more than enough clientele to work for on any given day and not looking to expand at this stage. If that changes, then the PI forumites will be the first to know. Is that a fair enough reason?

    I have nothing to prove to a Mortgage Broker/Manager nor anyone else for that matter, I simply answered a question. Once again, for the hard of hearing 6.62%.

    If you have settled all defaults you can make the bad taste go away for around 1k to 3k depending on the the time and size of the default.
