    For colours, we like Dulux Chalk USA (highly recommended by all interior designers we talked to) on walls & white on ceilings/cornice.

    You don’t have to use tha actual Dulux brand….any brand will mix colours to match. We used Washable Velvet by Wattle. It was recommended by a painter friend.

    All doors, frames & skirting were done in Satin Enamel (oil based). They can be techinically challenged, so we had some professional help at the end. We used the same colour as the wall but 3 shades darker, as the more reflective the paint, the lighter it seems.

    I would vote for floorboards over carpet, eventhough the cost might be higer. The ‘carpet in bedroom’ idea is a good compromise.

    I would also stay away from ‘laminated’ floorborads. They look good new, but don’t wear well at all…!! It’s ok if you’re just doing the “reno & quick sell” strategy….. but NOT if you plan to rent the property out. It will look tired & worn within the stay of your first tenant.

    BodyCorp are a pain sometimes….. we are on committee, trying to get some old asbestos boards & doors removed & render the building to modernise it. Still fighting [grrr]………

    We’ve recently completed renovation our ’60s apartment.

    Yes, asbestos WAS found (in the most unexpected place).

    It was actually IN the front door, which has to be fire-rated. Ours had a deep crack on the top since purchase. No one thought anything of it until we got a locksmith to change the front door lock. He found white power, freaked out, and walked out (screaming: “Asbestos!”).

    We paid for an inspector, who confirmed it, also found more in the ceiling of the balcony (which we paid for proper removal).

    Thankfully the front door was covered by the building insurance.

    I think getting a proper inspection is pretty important; especially if you plan to have wrok done to it.

    I am also a big fan of the show. It amazes me how many people are tossing good advice away yet still make a profit [blink]……

    We are still waiting to hear from another painter (which our builder recommends).

    This first quote came from the painter who does work for our Body Corporate/Building Insurance. He did our front door which was recently replaced by insurance (old door containing asbestos).

    He did a quick job: two visits, one hour each. The result is quite ok (that’s why I’ve asked him).

    We are just about to finish our bathroom reno (which is the final stage of our reno. Yay!!).

    There are some touch-ups to be done. So far we’ve painted the entired apartment (’60s solid brick) ourselves. We’ve run out of steam & would like to get a pro to finish the job for us.

    These are the areas:

    Bathroom Wall (above the tile/door, below the ceiling. Less than 3 sqm I think)
    Bathroom Ceiling (new plaster boaod).
    Balcony Ceiling (appox 1sqm, new cement board)
    3 Doors (internal, one with single pane galss).
    Some patch-up on walls.
    Some touch-up on dirty spots.

    We already have the paint. He might need to supply some underc coat.

    I’ve asked one painter. He said it’d take 3 days (@$300 per day, or $250 per day cash-in-hand); as the doors will need to be painted a couple of coats in oil based enamal (which takes longer to dry).

    I know the work is fiddly, but does this quote sound reasonable to you??

    I’d love to know what you think (and the apartment is in St Kilda East, Melb…….if you can recommend anyone).

    The auction we went to last Sat sold for $445ks (approx 500sqm with a knock-down job of an old house on it)……..

    With results like this, we wonder if the boom is still going on [blink]…. where is the bust we are meant to be having….??

    There seem to be more subdividers & developers out there, instead of owner-occupiers. Could this be a case of “too many chiefs and not enoguh Indians”……??

    A little update, we are finding no sign whatsoever of the market softening (at least not from looking around Footscray) [hmm]……

    Anyone else got anything to add…?

    We went to a local meeting (run by troy&bec) a couple of weeks ago. They have generously shared a couple of recent houses they have done (thanks, guys [inlove]…!!)………I wonder if they had any sort of ‘rule of thumb’ figure-wise..?

    When doing the “Buy-Reno-Sell”, does anyone use a % or ratio to the purchase value when setting a budget? Or is it a case-by-case thing….?

    I grew up in Mt Waverley & my parents own their IP there as well.

    One thing I would like to bring to your attention, is that while it seems that everyone is subdividing a whole block, some streets actually has restrctions (usually put in place by the original orchard owners who subdivided the blocks) which would stop you from subdividing your block [blink]!!!

    Many people bought in the same street where my parents’ IP located, intending to subdivide & build 2 or 3 units on site, have actually run into hot water with the council [hmm]….

    While it is not impossible to overturn a clause/caveat that was set up over half a century ago, it IS complicated & time consuming. Many would-be developers simply on-sold & got out.

    Please check with Monash council before making an offer. Lands with such restrctions may well be worthwhile (because the street is likely to have big family homes instead of units, hense holding value), and the restriction can be used as a bargaining tool [biggrin]!

    Good luck with it, whatever you’ve decided to do!

    I work in a call centre at the moment…. when phones are quiet I get to Google & participate in forums [thumbsupanim]!

    In my previous life I was a fashion designer. That career path lead to serious illness, which actually prompted me into creating a new life for myself [rambo2]…… now I am doing my time in exchange for some cash to eventually fund investment projects in the near future.

    I’m also a salsa dancer (hence my forum name) & moderate/participate on a couple of dance forums.

    On top of that, I have a business designing patchwork quilt patterns & offering tuitions [upsidedown].

    Life is too much fun [strum]!

    We also ended up ordering a Freedom kitchen, which works out to be around $8000 incl all demolition, kitchen itself & installation. Minimum fuss, and we’ve since used the same installer for a few other jobs [biggrin]!

    [inlove] We are REALLY happy with it!

    We weren’t happy with the flat pack ones we’ve seen.

    The other option would be a kitchen face-lift (just changing the bench top & doors). We’ve been quoted about $4000-5000. That might be your other option, if the existing kitchen is structurally sound.
