My question is what is the advantage of registeringas an owner builder?
I also have 3 sets of duplex i bought and very happy with results and would like to try out at building.

Great info i am taking everything on board have purchased a block of land with old house 1012sqm.
Would like to keep house but unsure how to go about iT as it needs about $15,000-$20,000 to repair and it may cost the same to move it onto an other block.
It has some water views and is less than 2 kilometers from a town of about 35,000.(QLD)

Their are 3 very old houses on the block 2 queenslanders and one small shop converted into a livable dwelling i can not see land contamination an issue but i will check it quickly to make sure.

I have contacted my lawyer over these, because you have to know my status here as a refugee in another mans country.And i cant have access to this fund unless i get a foreign partner who can stand as a beneficiary. Although the money is much. And i wil like to do the transaction in a legal way.

Only pain is you have to fund the borrowings during approval and construction process, without rental income coming in.
Unless their are already 3 old houses on block and you can remove one as you build while other two are ernted.

Thanks for the great advice i am looking at two parcels of land one has a house on it and the other does not.Waiting for councils answer on what i can build.This would not be for re-sale for a few years it would be more for + cash flow from rent as i will put in large dposit.And i believe it will be a great investment when times are better.One question i do have is that if i build is it a general opinion that you could sell for more then what you have built for.I would think that this would be the general the reason why most people would go to the trouble in building.

I have sold two ip’s and will pay my house of before october have 3 properties left.Total equity about$400,000. Now planning to do something different and build and develop.

On the particular investment i am looking at their are 20 units and ten have sold and it has not been on the market long it is about 10 min walk to beach and it is a small beach town.At $260,000 for two bed unit i feel it is not a bad investment.This area is north of brisbane so Acey dont know much about melbourne.
Redwing this is for investment for a quick profit after say one or two years Capital gain and i holiday their quite frequently.

Why then do they sell so quickly ,especially the ones with prime locations eg Sea views, size position.

Do this do that. F U i say to my employer.
Why,because if my boss,facilitator,team leader or what ever the hell they want to call themselves knew more about my job then i do working for someone else would be bearable.The new thing that seems to be a trend is to employ graduates whom employees have to train whilst not getting paid for it.
They lack so many skills its a tradgedy for employer and employees.And of course it fails miserably.
If i can get away from all those incompetent employers and become one myself that is why?Dom[biggrin]

I am currently here in NZ (Shiver) and have briefly looked at realestate windows and their are some good prices, i am in Invercargill.
Travelling to Queenstown in a couple of days for some snow boarding and will look at more property on my travells.
