I am in the process of attainng a IP in new zealand.
Ivercargill to be precise. I know that you reside their and would appreciate any information you can part with.I went in june last year for a bit of sight seeing and skiing and found it to be a truly beautifull country despite the cold.Would love to invest their and i think the yeilds are good.

What does it matter providing the advice I dispense does not cause harm to others?I think any poor or misguiding advice deserves to be challenged, and I would urge everyone to do so.

Has been discussed extensivley. Would like to hear more views on this topic, very interested especially in this climate of property investing.
My view which is not important is, if you are a first home/ip buyer then buy.
If you have 10 positive geared properties then you have a choice.
No real answer for this just a matter of circumstance but im sure i will have to be correected.DOM[biggrin]
The softwaare i paid and downloaded about a quarter of the writing is missing on the left hand side when you open and travel through the wizard.

If you have a large mortgage say $400,000+, Interest only for instance then this property would be highly negatively geared.If you live in it how does the taxation department estimate the rent? Or for that matter how do you?
Any comments would be appreciated.

My prediction is that property prices will decline by 50% because on my keyboard 5 and % are on the same key.
I have just negotiated to purchase a block of land for $30,000 less then what it was offered 2 months ago. This is to build my PPOR as my family is running out of room.
I will be renting my current property so this will give mee an other investment property for my portfolio.(is that Italian?)
Micheal you might be right or you might be wrong,and if so i will back you up all the way.
But past trends have undoubtly proven that property is far better then shares.

I have been house hunting in my area and have inspected several properties that have all been reduced in price,and i have a wider choice now compared to before christmas.
Prices are still dropping. The agent told me that these property owners are open to all offers.
Its great to have a wider choice. But i can only speak for my area.
This for me is a better time to buy and will be heavily investing over the coming year.Good luck everyone on your investing.

I dont think the price is important its more to do with monitoring reasearch and speaking with people in the industry.
One particular house went from $235,000 to $180,000 in 1 month.
Monopoly,
I dont necessarily beleive everybody buys and hold in a boom but more of a downturn to acheive better results. That is why i have been keeping an eye on the local market in my area. I understand that your approach has been quiet successfull and i respect that.
My approach is to buy cheap and and prosper.
