Sorry i cant see those advantages with an offset account unless you had a large amount of cash in account.I understand that every bit counts but that $7600 cash sitting in your bank account can be earning more than $50 or $$100 a month more somewhere else im sure with a bit of finacial advice.
Thankyou SIS for that information, does not seem worth it $596.16 a year in your pocket. I would be better of doing a little bit of overtime each month at work to cover or increase rent on IP by $5 or $10 a week. Dont see much advantages on this borrowing system.

First of all the difference between %6.5 and %10 is big ,the differnce between %6.15 and %6.50 is nothing and if you borrow an IP, interest only its even smaller.
Second why on earth buy at $200k to 250K this is negatively geared.Im sure you can find something at a lower price range as you seem to be just starting out.
Thirdly i live in queensland and i like the warmer weather thats just my perogative, its your choice where you want to buy the property so you can enjoy a holiday with the tax mans blessing.
And these opinions have nothing to do with the four cans of burbon i just drank.

At the end of the IO term (usually 5 years) the loan contract states that the loan will rever to P&I, however, you can ask for a further 5 years – or refinance to another lender who will offer you IO.
Q.How long would it take you to pay the property of after you have paid the first 5 years of interest when it reverts to P&i.(25 years)
Q.Why would you refinance when you have paid the first 5 years in interest. For instance $1000 per month * 60 = $60,000.

yes you are right it would depend on your strategy eg.capital growth,rental yeild(positive geared),tax minimisation ect.
But this being a positive cash flow property investment forum i would suspect most proffessional investors would not be looking for something like this even thought it is a good deal.
