    Thanks Derek great summary It is 50/50 partership and the $210,000 is the net profit after selling (more or Less).
    Just one question what do you mean if rental income is included , because the 3 ips are all slightly negatively geared. I pay extra tax at my 9 to 5 job , $250 a month to be precise.

    So roughly on second sceniro $30360 + $25660 = $56020 in Tax[stun].

    I think i might sell two which will help but if i made say $110,000 instead of $70,000 on one ip i would have to consider it as they are on auction.

    You assumed right they are all in joint names(my wife and I) and how does the 5% – 95% tax deduction work?

    How much did you earn (if you dont mind me asking) to pay such a large tax bill?

    Derek what about purchasing a highly negative property to offset those losses as the 3 ips wont sell until the new fiancial year?

    That is great advice Redwing but as everybody can’t agree with everything the only one i did not agree on is to pay your home of quicker. (Pending circumstances)

    Hi again,

    This question is probably for the mortgage brokers but someone else might know.
    If you have $100,000 (7.50%) as a LOC can that money act as an offset account for one of your property loans(6.20%) whithout actually whithdrawing it. I doubt that is possible but just trying to find creative ideas.
    If you have to transfer the $100,000 to your property loan for 1 day and put it back into your LOC would it be viable? If you could find a fixed term deposit account or managed fund around 8% would this money be better of in one of these accont instead of your LOC.

    Surprised to see many investors around the pine rivers shire, i am in albany creek and an investment group would be great. Not just to invest but to gain valuable knowledge and experience.Would love to be part of it.

    Thanks everyone for that information i will try and find those books you mentioned. I am asking this question because i beleive a LOC would be better than a visa card(Less Interest).
    But i would also like to find creative ways of investing so i can pay my everyday bills whithout using my own money.In otherwords use money to make money?

    Maybe i could study shares or something in that order.

    Why would your first post on a property investment forum in the FORUM FROLIC section involve giving away money to someone you dont know, and lives on the other side of the world AND with no proof of you actually acquiring those funds.

    Hi Dom

    What about short term lending secured by caveats. rates are around 5 to 10% per month. I have done this, it is risky and scarey, but good money – $4000 to $8000 per month in your example of $80,000.

    Also look at businesses. I have purchased a business returning 100% in year 1. (I’m not going to say what it is).

    I am in queensland and i simply want to know how old my house is whithout actually paying anyone(Council).

    It is not on my building report which i thought it should be.I also would like to know age of my neighbours house.

    Will try some of your advise thanks
