For the last few years I have been invested in the towns of Karratha, Port Hedland & South Hedland, which are all located in the Pilbara (Northwest WA).
These regional towns are currently being driven by massive mining and infrastructure projects that show no sign of slowing and in fact have further expansion plans for the next 5-10 years. The housing supply in these towns is so short that they have been posting annual growth rates of between 40-50% Per annum with 10%+ rental returns available at point of purchase. Some of the properties that I purchased 18 months ago are now returning as high as 20%PA.
Regional resource towns may not be for everyone, but they certainly seem to be outperforming the rest of the nation at the moment!!
Perhaps they keep some – however there are a hell of a lot of these PCF properties out there than most people realise!!!
I find that they sometimes identify great (often unknown areas) throughout Australia, that are in fact offering 10% plus returns.
Using a referral company can be a great way to discover an area that is offering the best returns available.
This site profiles properties in a town that I have recently invested in, and am currently enjoying 11% rent returns with capital growth of over 40%PA. When I tell other investor friends about my success, they do not even know where this town is located.
There are allot of opportunities out there that most just don't know about!!

I have one in Redcliffe.
Suberbs a little closer westward to the city including redcliffe, belmont, cloverdale and carlisle have been increasing in value and interest for about four years now. You can’t go wrong in these areas as they are only 15 – 20 mins from the city centre.
With out lying suberbs like forrestfield just past these areas, you would be in a good spot, to grab something before the ongoing increase as its only about 25 mins direct into the city.
I recommend seriously checking out the rental market in Forrestfield alone though as it is in the foothills, and the hills are generally still considered out of the general residential area.
Not as sought after for rentals.

As I understand it, the tennant is responsible for maintaining the lawn and gardens. However in my experience tennants can neglect these duties even at the best of times, leaving you wondering what state your gardens are in.
Perhaps incorperate the cost of a regular monthly gardener into your rent price, and use it as a positive point with prospective tennants.
They get well looked after presentable gardens, all year round without having to do it themselves.

Hey guys, I’m also a starting investor in Perth.
Was in the same position as you not too long ago.
Found a good mortgage broker who sat down with me and reviewed my property equity, deposit amount and worked out how much I was able to spend on my next IP.A deposit of $10,000 should be more than enough to get you started in Perth. Certainly with an allready existing commercial property, making a positive return.

I’m a investor over in the west, who is very happy with the returns on this side of the paddock. I would recommend scoping out Karratha, which is located about 8 hours south of Broome. It is on the coast and is continually increasing its population and strength due to booming industry in town and its surrounding areas. It has already hit and past it’s boom stage over the last 4 years, but great IP’s can still be found up around 10 – 11% as there is and always has been a lack of rentals in town.
