Which creative financing strategies are you talking about? Different mentors and coaches exists for different investment strategies. But they aren't cheap. The 2011 Census results will show the population growth/decline over the past 5 years. I don't know exactly when these results come out, but they should prove extremely helpful.It doesn't give exact property figures, but it will show you if demand is increasing or decreasing. I would only consider option 2 if you are in an extremely high tax bracket and you wanted to offset your tax using the depreciation of the property.
