    What do you mean by beach front.100 metres from the water or a beachside suburb.
    If u r refering to the later I know of heaps of +CF property next to the beach.Just depends on which beach.

    Tut Tut to all of you.Here we all are enjoying a great forum and learning a shitload of stuff from each other and how.
    Because Steve McKnight bought us all together by creating a great site,writing a great book and teaching us some great stuff.
    Here he is paying for the site that you all find so invigorating and educational but you cant wait to bag him for making a couple of bucks.
    Get your act together and thank the man.
    If you are jealous of his achievements then get off your arse and do better and maybe you can start your own site or write your own book or make your own wrap pack.
    Instead of bagging him why dont you emulate what he has done.

    Maybe we could all get together for xmas.Anyone got a big backyard.We could all take turns having xmas in a different state each year.I am in the motorhome club and they have a do each year in a different state so we could do the same LOL.

    I think it all depends on where you live.Here in WA you can buy a block of land for as little as nothing,and then put a transported home on it.
    Some areas the blocks are $1000 some $2000.Depends on area.If you get an old house in perth and move it 100kms to a 5 acre block($30 000)and house($30 000) and plumbing etc ($10 000)you are still in front by 30-80k.Most hobby farms sell between 100-180k with old farm houses so you would be well in front.
    We saw a house moved in to Dongara a while ago.The owners transported from their farm I think.They put a big verandah around three sides and a shed and carport.All up cost with price of block $90k.It is comparable to properties selling for 190k.So they are a 100k in front.
    Most people wouldnt go to the trouble because they want a new home.But hey once you walk through the front door its secondhand.

    Of all investments RE is one of the most reliable.
    I agree with buying at any time.If one spot is booming then look a little further away.It wont take long for the dominoes to get there.

    Are you getting the figures from wrapping the apartments?Because as they are you would only get 8.8% gross and thats not a very good return for that sort of outlay.Thats if they were all rented at $55 for 52 weeks.
    Also the banks look at this size property as a commercial venture so you would need to put up 35% deposit plus fees etc.
    I personally would keep looking.

    Depending on how much risk you like you could always do what that guy did in Reno.Put 80k on the red.If you lose you have plenty of time to get it back.
    Personally i,d stick to undervalued property.
    Get in,clean up,get out.
    Or maybe you could try the black??????????????

    how much return are you after for the short term.invest 20k over short period and get a 100% return.

    How old are they.Where are they.What are they made of.I know where you can buy duplexes for $95 000 the pair returning $200.Or $60 000 pair returning $200.You have to look at the deciding factors.If there are too many vacancies it is risky.But there are many ways to solve a problem.In the case of my duplexes you could drop the rent a bit to get a tenant and still be positive.But in your case you cant drop the rent too much without feeling the pinch.

    Before you get too excited you better call the bank.Commercial loans are a whole different ballgame to residential loans.You will find that most banks will only lend about 65-70% on a comm. deal.And the terms are a lot shorter.Like 10 years.

    You can get a copy of “Guide to capital gains tax” from the tax dept or go to their website.I got the copy.I find it better to read a hard copy than the screen all the time.All the answers are in there.If you get a bit confused then ring them up on 13 28 61.I find talking the problem thru is a lot easier than trying to decifer their guide.
    They always offer to send me a copy each time I ring them LOL.But they are very helpful.

    You already know what I would do with it.Different circumstances call for different answers.One or two good investments will put you in a position to reduce more debt.

    You have age on your side sis.Maybe everyone should have their age published next to their name.That way people of a similar age could relate to the advice given by someone of a similar age.
    Everyone has to take their age into account when investing.
    When you are young you can take a bit more risk you have time to recover after you ____ up.
    But as you get older your investment strategies need to reflect your age.If you ____ up at 50 you dont have much time to get it right before you retire.
    Something to think about I reckon.

    I,m in Dongara WA.
    If it aint close then you should consider buying one close to here and I,ll do your maintenance.
    The missus is great with a paintbrush.
    We did a friends IP recently.It took 2.5 days for a full internal paint job including repairs.She gave us $300 and a new fish finder for our boat.
    We were all very happy.
    And the new tenants loved the look.

    There are a great deal of people out there who never entertain the thought of owning their own property.So when you say that a person could quite easily buy a property cheaper than the property they are in because it is +CF is true but not so.They are quite happy to rent.Maybe they only want to stay for 12 months and then move on.Maybe they dont want the hassle of rates,insurance,repairs etc.
    There are a number of reasons people rent.
    Remember that not everyone thinks the way you think so there will always be opportunities in every sector.
    You can keep feeding your negative property every day.And keep working everyday so you can afford to.
    There are other ways to do things and differing lifestyles my friend.
    Where do you live,how hard do you have to work,how much travel do you do each day,how much time do you get to spend with your family.
    All of these things are important when it comes to deciding on how to invest.
    Myself,I dont work.I live in a crime free area.I can walk to the beach in 15 mins.The air is clear and free from pollutants.And because of this i,ll probably live a lot longer and will enjoy my passive income from my +cf properties.[king]
