I think a lot of people get the wrong idea about +cf properties.Stop looking at the big bucks and concentrate on the cocr.If you stick 100k in the bank what do you get for the year.5% if you are lucky and chances are most wiil dip into this for one reason or another.
If you put that same 100k down on say 7 properties thenyou have the potential to earn a lot more than 5% and chances are you wont be dipping into the fund.Keep reinvesting the returns over a few years and see what position you are in when you are ready to retire.I think it will be a very favourable one.

Welcome.There are a lot of +cf properties out there but a lot are in bad areas .When you find an area that you would like to invest in then start loking at different things you can do to make the property more attractive as a investment.If the figures are a bit out ,think what can I do to attract more rent here.I.E add an extra bedroom,put up a carport.maybe just a lick of paint.Get creative and always ask yourself questions.Once you start asking yourself questions you start getting answers Good luck.Russ.

Hi H.C I dont mean to tread on toes with what I say.Its just that some people regard statistics as the be all and end all.Think about what statistics tell you.They generally show what the average is.Some people will say dont buy there because of such and such.But one part of town doesnt mean all of a town.Dont disregard any area till you know what is happening all over the area. Do the walk do the talk.I know W.A I dont have to look at statistics..There are a lot of areas that are no good but there are heaps of places that are good.Keep posting my friend cause You are learning from a wide variety of people.Russ.

We did all the work ourselves except drivig the bobcat when they cleared the backyard lolThey offered to let me have a go but I wasnt game Ha Ha.We bought the shed second hand and dismantled it then rebuilt it here.I built the gazebo cause I,ve never done one before but after doing it I dont think I wouyld do another Bit difficult.Did all the bricklaying concreting and paving bit by bit.Thats why my favourite saying is “The journey of a thousand miles starts with a single step”.Never look at the size of a project as it can scare You off.Just take one step at a time and viola before you know it is all done .Would love to show the before pics but dont know how.Its funny we always have a nice garden but never actually spend time there once its done.

I think you can get to carried away with statistics.Cyclones,floods,heat cold,remoteness.There are a lot of factors to look at with everything.But you know. people still choose to live in some of the darndest places.They live on the beach front and there houses corrode they get windswept but they still love it.Others choose the heat of the desert.Why? Because we are all different.You are not buying a house for you to live in. You are buying it for your tenant to live in and these tenants choose to live in the darndest of places.But by all means if thats the weay you want to go then so be it for you. Just remember figures dont tell you everything.Look at the median house price for examplew.It may be up in one quarter because people chose to buy exp. proprty next it might be down cause people bought cheaper property .Statistics[baaa]

Smoking would have to be the worst thing that happened while at school.O.K it wasnt a learnt thing but thats where it all started. 26 years on and I have finally quit. I grew up in Carnarvon.Then fished out of there on prawn and scallop trawlers for 15 years.Great climate.Love the interaction with all the different workers that come from all over oz to work there each year.Its such a diversified state isnt it.Mining,fishing farming tourism horticulture.Incredible.Dongara is 360 k,s from Perth and 65 k,s sth Geraldton.Carnarvon is about a 1000k,s nth of Perth.

The undies were a good touch hey!Didnt realise they were there .LOL. Rent for about $150.Only 2 agentws in town so open listed so can sell myself if I get the inclination.Still a bit of work left to do on the mobile home so not in too great a hurry to sell.We are about 15 min walk to the beach.We are moving on so I can put some ideas into practice regarding renos.And investing.Just gonna live in the bus for a while and do quick renos etc.So much scope here in W.A.Might do the first reno in Carnarvon and then use the profit to invest in other areas.I,m an ex fisherman so like to stick to the coast.

Yeah Geraldton is ok.It doesnt just support farming areas in the region .It is a huge crayfishing port iron ore port mineral sand port live export port and they have just spent millions upgrading the port Thats just the beginning.Why you people insist on downgrading regional W.A I just dont understand.Then theres tourism Etc.etc.And you all talk about growth.Statistics dont mean a thing.Spend some time in these areas and then you might get to know what they are about,sorry to get off the thread but I get a bit defensive about my area.[angry2][angry2]
