I find that the best way to motivate myself is to interact with motivated people.
Some of their motivation will rub off on you and pick you up again.I guess thats why some people attend those seminars so that they are with motivated people.Try looking at your goals from time to time and remind yourself to stay on track so you can achieve those goals.

Hi. In W.A you would have to pay extra for lawnmowing. I,m all for looking after the tenant but paying for gardening is a bit rich.A tenant is required to maintain the property in the same manner as to when they take up the lease .its their responsibility so if you want mower man charge accordingly.Russ.

Dont forget to do something with that passive income. If you have many years before you retire then you need to look at reinvesting the passive income from each property.Steve recommends splitting it 3 ways 1/3 back into the IP 1/3 into alternative investment such as shares and then 1/3 for you.
