Do some homework regarding comm. properties.
Generally speaking they should give a higher return because they are a bit more risk than a res. property.
If they are in a rural area it may be very hard to get a tenant if it becomes empty.
Every deal needs to be assessed for its individual merits.

Most people never achieve much at all in life because they were never taught that it was possible in the first place.
My philosophy is simple.
First set yourself an achievable goal.
Then ask yourself the question.
“How am I going to achieve this goal?”
Ok now that you have asked the question teh next thing that happens is your brain(acting like a computer)will start looking for an answer to the question.
Once you start getting answers then it is a matter of applying action
Once you apply the action it is only a matter of time and the goal is achieved.
For newcomers to this it is best to start with an achievable goal short term say within the week.
Each time you achieve a goal you become more confident with the process and you set yourself higher goals.
It only takes one small idea, a plan of action and anyone can become a millionaire.
There are so many people who have done it already so we know that it can be achieved.

First thing I would do is speak to a mortgage broker.Once you know what you can borrow then you will have a better idea on how to proceed from there.Are you looking at investing with your partner as this will make a big difference re loan amount.

Peter.thanks for your words.Gero is a good place to invest.There are some good areas of growth.However as I pointed out there are some very bad areas and even worse pockets in these areas.And a few very nice houses in there too.But from a buyer purchasing sight unseen in these areas one would have to have a lot of faith in the Lord.

My intentions were totally reverse to what you think.I have no intention of selling my home myself at the moment and did not put the post on here for advertising.I am paying an agent to do this job.
My sole intention was to get people to look at my work.I am very proud of what we have achieved with this property.It is my personal little work of art.
Unfortunately I cant hang it in a gallery like a painting.So I chose this way to share it with some people who appreciate property.As for the book lady maybe I could be a good christian and forgive her this time.

But a lot of people get disheartened when things are not happening as quick as they like.
My advice is to set realistic goals that you know you can achieve and then when you get there reset goals to a higher plateau

Talk to a mortgage broker and see how much you can comfortably borrow on your combined salaries.
You could also look at including more friends into the venture for a higher priced property.
