    Personally I see nothing wrong with the idea Its quite sound actually but it will depend on a few things.Your tenants would need to know that you will be staying from time to time and you will need your own facilities i.e toilets and seperate power meter .And council approval.

    And now….the one youve all been waiting for.
    Its a big state so my charges vary depending on the service you require.
    I have a base fee of 1% of purchase price for the first 100k then 0.5% for the balance of purchase price.A discount applies on multiple purchases.
    If I have to do a considerable amount of traveling,then this will be charged out according to purchase price of property.
    E.g If the property is only worth 50k then it will attract a base fee of $500.If the property is within 100 kms there is no extra charge.If I am required to travel extra for this property then it will be negotiated with the purchaser.

    If the property is worth 400 000 then the base fee would be $2500.If the property is within a days travel then there would be no extra charge.
    So it all boils down to purchase price and location.
    I am not going to travel 2000 kms to inspect a 25000 dollar property.The travel fee on this one would have to be negotiated.
    Its lucky though as a lot of the cheapies are not toooooo far away.

    Tommo.I,ve never been to the east coast so I dont really know what its like.But I always ask myself why? why? why?
    Why would a person choose to live in such a highly populated,and possibly highly polluted place like Sydney.Please forgive my ignorance.But you pay soooo much for a house sooooo much for rent and probably shorten your life expectancy because of all the stress involved with what you have to do to maintain such a lifestyle.There seem to be a lot of better alternatives.

    Chan.I wish I could buy these properties myself.
    I would be on the road to financialfreedom for sure.But I am on a DSP and the bank wont lend me any money.Thats why I have taken up spotting for a HOBBY.When we sell our ppor we will start buying some and doing a few renos.But in the meantime while i,m learning and finding these properties I may as well pass them on to you big time investors.
    As they say in the books. You have to find your NICHE.And this is my niche.
    Some people say they can find there own properties and wouldnt pay a fee.
    If this is the case then why do I get so many enquiries.

    PM stands for property manager. If you want your property managed for you then you appoint a PM to collect your rent and do inspections.However this is not always possible in a small town.So a lot of investors will only invest in areas where they can have someone do all the work.Thats why they miss the little bargains that come up.They also believe that there wont be any growth in these areas so they dont even bother to look in the first place.
    Unfortunately most people look at the big dollars and think they have to spend big to make big.
    These people have a lot of learning to do IMHO.
    Well I could go on all night as I love this subject,but I answered your question so I,ll call it a day LOL.

    I have had and still will find properties like this.But most of the people who contact me want it all in places with a pop. of over 3ooo people.Well as I tell them you cant have everything.A lot of these places are only a half hour drive from the beach.But they are in small towns.Most of them dont need much work either.
    They are definately more suited for a local investor as a lot of places dont have a PM in town.But this is not always the case.
    I am looking into some that are fully managed and about $29k. I,m waiting on the next release of these properties

    Easy.You buy 3 IP,s @ $24k ea and use the balance for fees etc.These properties rent for $100 p/w.
    Outlay $80 000
    Gross return $15600
    This = $1300p/m

    I,d sell up, buy a few cheap +cf IP,s, do a bit of travelling before the baby has to start school and find yourself a nice cheap place to live where your children can grow up and actually enjoy life.

    The info I found out was much the same as Steve said.So long as you are not doing the job of a RE agent then you are not breaking any rules.You can even get gifts from RE agents for refering a bit of business their way.You can get a win win win situation here

    I believe if you use the property as your ppor first and foremost then you can rent it for a period of not more than 6 years and then move back in and it is still regarded as your ppor.This is my interpretation from The Guide To Capital Gains Tax.A publication I received from the ATO.

    Yes all sounds so very true.I dont think people realize the hours you spend looking for that great deal.The phone bills you rack up.The fuel bills you rack up.The backache from sitting in front of a screen for hours on end.Just so you can find a good deal for somebody else to make all the profit on.Then you get an email from a person whinging about your fee.Saying they can do the same thing themselves at no cost.Well to all those who have the time to find your own deals thats great but dont whinge about our fees cause there are others who appreciate the time we can save them and the everlasting profits they can make out of one our deals.
    You only have to pay our fee once but the rewards you can reap from us finding you a great deal will far outway any fee you were charged.

    Gee thats a bit rich stripping the paint.I wonder how many people would actually witness this event.Good way to add a few more bucks to the bill .
    Personally I find it better to give the wife a bucket and some sugar soap.
    She used that much elbow grease that I didnt even have to repaint.I had to give up smoking though cause she said she wouldnt do it again LOL.

    Turismo.I think the idea is to pay IO on IP and put the difference into PPOR as this debt is non tax deductible.E.g If P&I loan payment is $1050 and IO payment is $1000 then you would put the $50 difference straight into your PPOR loan to pay it off quicker.
