I cant get finance to buy these +cf properties.Otherwise I would.We have to sell our ppor to get us started.However we have been negotiating on a good set of units and looks like we might get in there with nothing down and payment later when we sell.Also option to purchase extra lots over 4 years.As for the government I was informed by the Dept of Consumer & Employment Protection that it is illegal to act as a spotter for a buyer.Fines up to $20 000.
I dont have that sort of money to give away so will have to shut up shop for the time being.

Property i am looking at is in holiday area so I only calculate returns on busy months of year ie. 24 weeks.But I think I can get returns for a greater period with a bit of work.
As for spotting I got a reply today from the dept.consumer and employment protection in Perth and they say I cant act as a spotter in W.A.
Could be up for a fine of $20k per offence.

Found out today that I cant legally act as a spotter in W.A. Bit of a bummer as there are still good deals here.Just a matter of lining them up with the right investor.
But there has to be a way around this problem.And i,ll find it for sure.

I feel like telling my RE agent where to go at this very moment.Ive just spent the last hour doing a quick clean because he rang out of the blue and wanted to bring some one thru straaight away.Then he turned up and said the guy wont look cause its too close to the road.What a w@#@@$@# I told him all houses are close to the road and sent him on his way.Grrrrrrrrrr!!!!!

I have 2 children living in Collie and a third about to build there.Whilst australind and Bunbury are hot favourites for there coastal location it doesnt necessarily mean that everyone will want to live there.Property has risen from 50k to 70k in the last year or so and it is still rising.The cheapest you will get in Bunno is 120k maybe.It surely doesnt point to a +CF does it.
I bet you didnt pay 50k in Australind.And I also bet it isnt +cf.

I dont think that people understand schooling.
It is not what they teach or dont teach thats important.Students will often say I dont need this or that subject etc because it wont apply to me .
What is important is YOUR ABILITY TO LEARN.This is what they are teaching you at school.HOW TO LEARN.The ability to read and write and therefore be able to go on after your schooling and learn about what you are actually interested in.

You havent provide a lot of info but In my state it is possible to put extra housing on a large block if!
1. The block has the right zoning 2.you can apply to have the block subdivided but this can take time.3 most councils wont allow transportable houses and when they do the building codes are so strict that it is usually cheaper to just build a new unit .Russ.So many +CF properties in Western Australia.Let me help you. You wont find much in Perth worth looking at.Go back and read 0-130 again only this time take a bit of time so that you can absorb a few of the things Steve says.The first of which I recall was that there were no houses in his area that would go anywhere near the 11 sec solution.Having said that he goes on to say that they drove an hour or so to a regional centre to look for +cf property..Try doing the same thing out of Perth and you may have some success.

Well in my opinion I would sell the land.It is not generating any sort of income and therefore represents a bad strategy.You have to have your money working for you.Put the money into +cf property and dont worry so much about growth like everyone else.Go for the returns to start off with at least that way you have your foot in the door and your money is working for and not against you.Theres only one way to get rich and that is to emulate the people who have already done it.Best of luck.

Gramyre yes when children are involved you have to have access but If I was a young person or new family I would think what else does the world offer.I think maybe that some people are brought up in one area and accept it as the be all and end all.They dont know that there is a better way.
