Do some homework regarding comm. properties.
Generally speaking they should give a higher return because they are a bit more risk than a res. property.
If they are in a rural area it may be very hard to get a tenant if it becomes empty.
Every deal needs to be assessed for its individual merits.

First thing I would do is speak to a mortgage broker.Once you know what you can borrow then you will have a better idea on how to proceed from there.Are you looking at investing with your partner as this will make a big difference re loan amount.

Peter.thanks for your words.Gero is a good place to invest.There are some good areas of growth.However as I pointed out there are some very bad areas and even worse pockets in these areas.And a few very nice houses in there too.But from a buyer purchasing sight unseen in these areas one would have to have a lot of faith in the Lord.

But a lot of people get disheartened when things are not happening as quick as they like.
My advice is to set realistic goals that you know you can achieve and then when you get there reset goals to a higher plateau

How big is the kitchen?
Some people would place more importance in the kit. than the brm.
6 of 1. 1/2 a dozen of the next.
Probably better to offload and not have to make such decisions.

Talk to a mortgage broker and see how much you can comfortably borrow on your combined salaries.
You could also look at including more friends into the venture for a higher priced property.
There are always lots of avenues to take
