I agree with Kay, just because you haven’t been saving does not mean you cannot do it in the future (ie. mortgage repayments).
If it is really your dream house, go for it. Deep down, you know yourself if you can do it. We were in the same position as you and infact still don’t save anything, we just pay off our PPoR mortgage as quickly as possible.
We had a couple of assets that we sold for the deposit and only began saving when we started looking at houses.

Marc – how well do you know Orange? There are some areas that I would not touch. The area around the showground for example is full of HC and there is plenty of crime too.
If this house is in that area, I would say that it is not necessarily underpriced. There are also other areas of Orange that are less than desirable too.

It would depend on where it was. If they had opportunity for great capital gain then it is a reasonable deal. If not then it would cost you quite a bit each week out of your own pocket.
The $430 rental per week barely meets the interest on the loan.
But as I said, OK if the cap. gain is there.

The house scenario is totally out of your control and the insurance companies recognise that. If it was deliberate they would not pay etc etc.
With the health insurance for a baby, it is totally in your control (or about 99.9% depending on what birth control you are using). I agree with Purplekiss, that’s the way it should be. It is just the same as when you are applying for private cover you have to declare any current illness/injuries. If you have an existing injury and you were not previously covered on private HI, why should you immediately get your bills paid for when you join up. Imagine premiums then if you could do that.

Yarwood, it sounds like you have a pretty good idea yourself about what areas have performed well and the reasons why. Why don’t you use these examples and look for areas (not just in Perth) that fit the mould of some of these suburbs before they took off.
If Perth does continue to expand, North may still be the way to go. I personally have an IP in the Bunbury area. I still see that some areas of the South West are growing dramatically.

In Sydney that may well have been the case 6 – 12 months ago. I’m not too sure about now though. I think agents finally have to actually work for a sale now and follow up leads etc.
We have two no-agent sales in our street. Neither have sold and both have been on the market for over 4 months.

That is only a small portion of the changes they are bringing in. Professionals packages have been done away with, and replaced with a more expensive
Wealth Package Plus. This enables you to get up to .7% off the SVR but only if you have $1m of debt with CBA.I have the paperwork here and the changes seem to be just another way of forcing people to either drop their current ‘package’ or spend more to get access to a new package.
Since we work off our credit card month in month out, we accumulate plenty of points. They will now be worth .75:1 instead of 1:1.
