I looked at one in Newcastle. But the property was about 80 years old and the fact that I would have to get a manager in made returns minimal.
As long as you check the figures and look at all scenarios, it could be a good investment IMHO.

I am sorry, but I don’t agree. I think the only way for Union to capitalise on its growing global market is to make it more appealing to the non traditional market.

There are really only three league converts in Union now. Sailor, Rogers and Tuquiri. Considering Rogers has played Union before, I hardly think that it is wrecking the game. If anything it adds a certain spice to the game. If other players are kicking up a stink about three converts, they should take a good hard look at their own abilities and see if they measure up. More than likely they wouldn’t.
I don’t know of too many non Super 12 players playing in the NSW Tooheys Cup that have shown selection justification over their Waratah counterparts. I think the preocess of selection is pretty fair and just.

I think you will find that this property is costing Swampy money ie. negatively geared. Not all posters on this forum are strictly positive cash flow investors. I have 4 properties and only two are +ve CF. To me it is a question of diversifying if you can afford it. In your situation though, I would suggest +ve CF only until you have an enough income to support a -ve geared property.
You will see various strategies on here, just keep an open mind and you will discover that +ve CF may not always be the only strategy to use to create wealth. -ve gearing works well in capital cities and large regional centres when you are guaranteed good growth.

The fact that he will only be playing 11 games in a regular Super 12 season (but hopefully two more next year!) must weigh on his mind versus 26 rounds of NRL.

They are just doing to League what League has been doing to Rugby for years.
Some of the best Rugby League players (Wally Lewis, Ricky Stuart etc) began life as a rah rah!
