    I posted pretty much the same topic a couple of days ago. I have been given some pointers and made some enquiries. It seems it is close to $850 a square meter for living areas and about $650 for garaging areas. So a 3 bed/2bth/2car townhouse of 170sqm would be about $130,000 – $140,000.

    It also depends on many other factors like access to stormwater, sewerage and the slope of the land. There is also council costs (sometimes up to $25,000) that have to be factored in.

    My bio has most of it down. I am into sports pretty big time but I am concentrating on one at the present. I am a triathlete, so I train pretty hard for that. I guess that is what I do for fun. I also enjoy snow skiing, sailing and watching rugby (who would have guessed?).

    My wife and 7 month old are part of the fun too. My son has been to 3 rugby games so far, the first at 2 months. Maybe he will follow in his daddies footsteps and play too.

    Kay – are you going to ski in Austria in Feb. The season looks like it is getting better. A friend has just got back from Austria a week ago and caught the beginning of a major snow storm.

    What’s wrong with a quiet one at Little Creatures? You can always have some food there or go into Freo propper for some nosh.

    Excuse my ignorance, but WTF does MAP stand for?

    Kay – great idea in principle but as most of these wineries probably only have a half dozen or dozen different types of wines, it wouldn’t take too long to try them all and you can’t hang around for ever!. BTW a tasting is only supposed to be about 20 – 30 mls.

    No different I suppose to a number of wineries in various regions of Australia. They charge $5 for tastings to weed out the people who have no intention of purchasing a bottle of wine from their cellardoor.

    I hope that once the properties have all been sold, they can put up on this forum what the deals were. I for one would like to know what the figures looked like. Once contracts have been exchanged I can’t see what the hassle would be to post the details.

    Elves – There was an Elvis reunion in Parkes last weekend. Plenty of blue suede shoes, hunks of burnin’ love and the like in Parkes on Friday, Sat and Sun.

    Can I just say that if you only plan on making $40,000 in 6 – 12 months, it is probably not worth the effort, commitment and general worrying with building a house. You should try to look at closer to $100,000 in 12 months as you will inevitably have hold ups, extra costs, unforseen problems and the like. Your $40,000 may end up closer to $10,000($5,000 after tax) and that is not much for 6-12 months of work.

    Try to see if you can either reduce the building costs (without cutting corners) or fastrack the builder so it can be done quicker. Look for little and inexpensive add ons to make your property more attractive too.

    Just my 2 cents.

    I had a look at the two properties you mentioned Tegan, I can’t see how either are cashflow positive though.

    Boggabri units are only 9 – 10% return. I need 13% to make it positive. As it stands it does not even meet the 11 second rule.

    Narrabri units are only 8% return, again not close to positive.

    They may indeed be good buys and a good investment but are not cash flow positive.

    Good luck with selling them though, I am sure you will have no problems selling them in the current market.

    Yes there are, I would suggest you get a plumber in. He will probably need to do some unless your home has been fitted already. Just take a look under the sink.

    If it has some extra pipes that seem to go nowhere, you have probably got the connections.

    I put mine inmyself but only because I knew what went where after taking out the old one.

    BTW – I think I might add another reply to this topic.

    The most boring thing I do – Well at the moment it is having a discussion about dishwashers while the cricket is on[:p][:p][:p]

    I just bought a new Whirlpool for $975. Our previous diswasher(dishlex) was 25 years old (it came with the property). I guess some last that long so the $70 might be a good investment.

    Perhaps you could ask admin to set up a new forum on whitegoods investments[:p][:p][:p]

    Just heard from my contact in Parkes that they had about 4 inches of rain in an hour on Wednesday.

    There was heaps of flooding cars where in water up to the door handles anywhere around the train lines and sth. There were a few homes in the area that were flooded too. I wonder if they were owned by our friendly bus tour operator?

    Wow

    I just went through this thread as I was interested in your comments on Parkes.

    I was there on Monday and Tuesday and it was f….n hot! There is a retirement village that is quite new and a few props for sale too. The likely hood of getting $180 – $200 rent for a 2 bedder is ludicrous when you compare to other rents (even centre of town is only $200 for a 3 bed house).

    The new airport may or may not go ahead but to appease the EPA, they spent about $5,000 sinking some foundations for the control tower last week.

    The biggest problem in Parkes at the moment is the lack of water. They have about 6 months supply left. All the lawns are dead and it is looking quite sad.

    I would be interested in what happens on the bus tour though considering it is 5 hours to Parkes from Sydney – what would you have time for? 3 houses in each town!
