    Scarry – I just had a pm from someone who wants me to mentor them.[8][8][8] I know nine tenths of buggerall about property investing. I am only new and learning from you guys (Melbear, Kay, Sis, Guru, Richmond, Leigh etc).[:p][:p][:p]

    Do I come across as knowledgable, confident and an established investor? If so then oops…………… [8)][8)][8)]

    Did not see the show (bathing the baby!) but just had a look at the TT website and saw the two stories(I presume) of the people that saved 5 and 10% off their purchases. The one that saved 5% bought a $400,000 property for $380,000. That hardly constitutes a drop in the market, only a bit of negotiating skill. The other was $26,000 reduction (10%) off asking price. If these are what they went on, I hardly think it is cause for widespread panic.

    You have no idea how much I want to say yes, but I will fess up and say it is not me. I have plenty of video from my trip, so perhaps I will get a shot from the digital images on that. I doubt none will be as spectacular (although there is a good one of me losing a ski).

    It was taken at the resort last year though.

    I must admit I have never pinned you as a ‘follower’. Your comments always seem to be from the heart/mind and not ‘cut and pasted’ from somewhere else.

    It is interesting though that there are some people who hang off every word that is said by someone like Jenman . I agree, it is healthy to form your own opinion and I certainly do not hold one person up high as a font of all knowledge on RE.

    I have done some research into towns such as Mt Barker and Manjimup and was turned off by the higher than normal vacancy rates. Hell – I know the area is beautiful but there seems to be a lack of people wanting to move there.

    I would be careful and make sure you do plenty of reseach first.

    It’s an awesome resort. It has a highest lifted point of 12,500 feet and those mtns behind it are about 14,000 feet. Makes you kinda think we live in a flat country (Mt Kosi is 6600ft approx).

    And to answer your question melbear, I wish it was me now. I could certainly handle another holiday there.

    As I said, I will get a proper shot ASAP.

    You are quite right and I appologise to all for the oversight. I saw Steve’s reply but did not look above it. doh!

    Interesting that only 3 people forked out $25. I will admit I was one of the 55 that emailed DD but took no further action.

    I know one person (who is quite vocal on these forums) who will be rubbing her hands with glee and saying the mantra ‘I told you so, I told you so’ a few dozen times!!!

    Is this guy that popular that he can influence many people or does he just have a loyal following?

    Thanks Michael for your advice, call me silly but I am going to go out of my comfort zone and give it a go. My father in law has done a few dual occ’s so I will be getting some advice from him, but I really wanted to do something a little different to the usual.

    I see that buying +ve cashflow prop’s will be harder to do so I want to make money in a different way. I am not a total novice at investing (not a pro either, I might add!).

    I can’t see how the figures add up?

    $24,000 per annum is approximately $115 per week per 1 bedroom unit. Maybe you can get it, but I don’t know. I would have thought closer to the $100 a week mark.

    I have just spoken to an agent in Parkes who has told me a bit about him. He bought about 30 properties and land about 12 months ago. In fact he used a certain agent in Parkes and gave the agent a car as a thank you. He has also put a couple of noses out of joint in the town as he has been a bit slow settling on a few properties.

    My contact seems to think he has about $65 million in property across the central west. I wonder who is giving him the financial backing?

    Can you tell me where the properties were in Parkes? I know the area reasonably well and there are some definite good areas and some you do not want to be near.
    Most property in Parkes are at the edge of town with most of them are home and land packages

    Were they on the southside of the railway line? That is flood country

    Did anyone sign on the dotted line whilst on the bus tour? (someone may have been that stupid!)

    As for making the deals public… you’re kidding right? That would be an insult for those who did pay. Forget it!

    Can you please explain to me why some minor details cannot be posted? I am not asking for towns or even regions. Just an example of what the deals were like. I am in a situation where I have the borrowing capacity to purchase property but need to fully leverage it as I have no cash for the 20% deposit. My +ve cashflow property has to return about 13-14% before I can see a gain. I simply wanted to know if these met my criteria. In the future, if these sorts of offers come up, I don’t want to waste mine or the spotters time with deals that will not work for me.

    A simple:

    property cost $58,000
    yield 10.75%

    That would give me enough info to see if it it was worth continuing with enquiries.

    In all seriousness, S.I.S and chan$, can you give us a run down of the demographic on the tour. Were they pitched at your young invetsors or the more mature ones?
