I’ll tell you a funny story, I typed it all out this morning (a little differently though) and went to post it and realised that my modem had been disconnected while typing (thanks to my 8 month old son). It deleted the whole post and I can tell you I was not happy.[!][!]

Never heard of it myself, but I can help you out I’m sure. I found myself looking at a mining town in WA where there were +ve cashflow properties but wondering about the town itself. What I did was:
1. Look up 5 – 10 businesses in town with phone numbers on whitepages.com.au.
2. Ring a few to get some gossip on the town, areas to buy etc. I asked someone if they knew a teacher at the school could talk to and got lucky.
3. Ring local tourist bureau to see what is happening tourism wise (new attractions, figures on tourists etc)
4. Ring the local paper and get it sent to you. Also talk to the editor about the town and their thoughts on what is happening with it.
5. Ring the mining company and find out their website.
6. Look at the mining companies website for annual reports, press releases, announcements, new deposits etc.
7. Look for companies estimate for the mine life.
8. Look at what their share price is doing and has done for the last 12 months.
9. Look up local council website for press releases etc.
10. Talk to council about crime rates, youth programs in place, life of local businesses in town etc.
11. Look at population trends in area (ABS, or use search engine)
12. Find out what percentage of the miners fly in/fly out each shift.
13. If all that looks good, talk to R/E agent about prospective rental returns and vacancy rates.
If all the signs are positive, you are ready to start looking at previous prices, price trends and available property.
Oh, I also ring the local motel to see what vacancy rates are during the year.
BTW, I did not purchase in the twon as the mine life was only 4 years. I was not going to risk it.

You only saw the Dell part of Will and Dell (Wilandel). I think she was the one with the property you are talking about and about to exchange on a commercial property.
Considering that the teaching curriculum hasn’t changed a geat deal since the first fleet I think lesson plans etc are a once a career effort, not every year. Maybe some minor tweaking here and there.
I completely agree with your statement about the curriculum not changing year to year. I think the old tripe that some teachers come up with about working long hours and through holidays is a bit of a joke. The teachers I know certainly don’t.
They bring out the same notes every year – when I went to school they certainly did. When you do trial exams in years 10/11/12 they were alwaysvthe last years final exams. How could they do that unless the subject matter (ie. curriculum) stayed the same?
I think there are some great teachers in the system but there are also too many who did it at uni because that was the only thing they could get into at the time (eg. transfering from an arts degree). These are not the teachers I want teaching my kids.

I agree Aussierogue, my wife is a lawyer and when she began work (at one of the largest law firms in Australia) after 5 years of study and two university degrees, she was on less than that. I can assure you she worked much longer hours than any teacher does. In fact one of the 1st years who was working particularly hard on a matter worked out that they were earning $3.30 an hour. She often worked until 10 or 11pm (sometimes 2/3 am or even allnighters) if there was an urgent matter on.
Sure, she could see the light at the end of the tunnel and after 5 or 6 years of that, the salaries were very good, but that is not why she did law at uni, she actually enjoys it.
I say to the teachers – you get paid quite well now and you knew what the salaries were when you opted to study teaching at uni. If you were happy to do teaching knowing what the salaries were, why complain so much. If you wanted a higher paying job, maybe you should have done something else.I wouldn’t want my child being taught by someone who is only in it for money. I want someone who wants to teach because they want to do it and love it.
I’m sure I have offended a few people but this is the area to do it.
I agree with your comment on the Chiefs. They are a bit like NSW in that they sometimes look very promising. Each year they get better and better. I just don’t know how Roger Randle hasn’t made it into All Black colours more consistently. For mine, two years ago he was the best winger in NZ rugby.
I hope they do well this year too. Lets hope for a Chiefs/Waratahs final eh!

We have never had any issue with our bank valuations on our PPoR. They have always agreed with what we thought the place was worth. We have had it valued three times in 7 years and each time the bank were happy to agree and give us access to more equity.
