    Ok, but only the window and plumbing were really neccesary to bring it up to a rentable state. The other stuff I did to make it more attractive.

    OK, but I what about the interest on both your loans (IP and PPor – I am assuming you had two loans anyway).

    I am talking pure profit here. There was no borrowing for the $10,000.

    And don’t forget unfranked and fully franked dividends.

    OK, the company my wife works for was listed in 1995. The listed price was initially $1.00 but fell to $.80 within a few days.

    The shares went to $10.00, were split and are now $5.11 (as of 20 minutes ago).

    So in 9 years the share price has increased from $1.00 (or $.80) to effectively $10.20.

    So your $10,000 is now worth $102,000.

    I used to work for BRL Hardy, again a company that was listed a couple of years before the company above. The shares were also available at less than $1.00 not long after listing. The share price rose dramatically and then stagnated until it was taken over by a US company offering $10.50 a share in early 2003.

    Again $1.00 to $10.50 in ten years.

    I am not going to tell you how much we have made out of both these deals (and others) but suffice to say it is substantial.

    Westpac rose 2% yesterday. That’s 2% in one day. How many houses do that?

    Sure you need to be following the market closely to get in before this sort of thing occurs but if you started off in the morning with $100,000 in WBC yesterday you ended up $2000 richer by close of trade.

    Why is that? We have some shares negatively geared that are no deposit 100% borrowed funds. That’s pretty highly leveraged I think!

    3. My simplistic example does not allow for costs etc – but over the long term – 5 to 10 yrs – you are heaps better off with property.

    Possibly, but as long as you track trends in the market, you can do just as well if not better.

    C’mon Yack that’s pretty silly.

    If I thought I could get 20% p.a. on a Blue Chip share (highly unlikely), I would be negatively gearing it. It is exactly the same as your property example. I would borrow $100,000 and put it in the stock you mention.

    You cannot compare a $100,000 investment to a $10,000 investment. What about the interest on your $100,000, that is about $7,000. So really you have gone backwards to the tune of $2,000 (plus the other holding costs like council rates BC fees etc)

    I don’t know about you but I see a 20% ROI better than a 5% ROI.

    P.S. I know I have not included rent in these rudimentary figures, but I have not included dividends either.
