I am looking at keeping up the diversification in our portfolio. I have four properties that I am looking at with negotiations going well on one.
two are +ve CF and in regional NSW, one is a block of land next to one of the +ve CF properties (buy and hold with ideas to use both blocks for a development) and the last one is a brand new house which I am looking at both CG and a good yield.
So I guess I am copying SiS’s offest gearing strategies. Seems like a less risk situation for us.
If you find a property in a booming WA town next week with a 17% return are you saying you wouldn’t buy it?
You should be looking constantly for ‘that deal’. Circumstances change every day for people and just because the market is at the top of it’s cycle does not mean you cannot still find attractive deals. Not every property has a stupid price tag on it.

I do not wish to wage into this war of words between you and Pisces. Nor do I want to berate either of you for your own opinions that you have eloquently remonstrated.
I do wish to question Channel 9 news on one thing though.
I’m sure I would not be alone in being slightly more worried about our security here in Australia after the bombings in Madrid. In fact the media (rightly or wrongly) have made sure ‘terrorism’ is one of the first stories on the news. It’s good to be aware of what is happening around the globe in regards to this but I am not sure if maybe you guys (some media) are taking it to the extreme occasionally. Al-Qaeda’s mode is to try and terrorise and scare countries, they do not need any help.
Now to my small ‘beef’ with Channel 9.
The news tonight ran with the story on the alleged Al-Qaeda statement saying that a number of countries were named as targets. The screen flashed up an excerpt from the statement showing the countries that would be targeted were ‘Australia, etc, etc’. My problem with this is that the actual statement said:
“Our brigades are now preparing for a fresh strike. Will it be the turn of Japan, America, Italy, Britain, the al-Sauds, Australia …?” it warned.
So why did Channel 9 put Australia in front of these other countries in their story (both 6.30pm and later news)? Do you not think that some viewers may interpret that as Australia being the most important target to Al-Qaeda?
Would I be correct in saying that Channel 9 were trying to sensationalise this story to pretend that Australia were the first target on their list?
As I said, Al-Qaeda do not need any help in scaring some sections of our community. These sorts of misquotes I think are unnecessary.

I agree Redwing, except I had a shocker at Denver International Airport where the girl serving me beer had a permanent scowl on her face and did not want to be there. Made me think of a certain bar in Sydney….. Everywhere else was A+ service (esp. NYC)

I have a 2 bedroom/2 bathroom unit in New Farm which we bought new about 3 1/2 years ago. It has no views and I am getting $265 a week for it. So with views across to Hamilton it must be worth more than $260.
The $3,000 outgoings sound a bit high though. We are only paying just over $2,000.
That is probably not an urban myth. Unless you are flying business class or 1st class, the stewardesses can be a bit short, especially international routes!
Qantas may be the best when it comes to safety but in terms of service they could learn heaps from their USA counterparts (don’t know much about European airlines).

Chan$, I think you will find that to be a furphy. From what I read/hear and understand – all states (and Federal Government) are trying to make housing affordability easier for first home owners.
I would be surprised if;
A) The Federal Goverment would want to put land tax upun land tax (ie. many houses are already subject to land tax already)
Land tax is a State Government tax anyway
C) I would think that it would be the most unpopular move in political history in the current economic climate.
