If it’s an area of good CG, why not look at going into partnership with a friend or relative.
I don’t know Hampton well but is sounds like a nice area.
I would exhaust all avenues before selling it.

Have a think about doing the PM yourself. If you live near it, and it is a new or near new property, it is not that hard.
I PM one of our properties here in Sydney. In two years, I have heard from the tenant 4 times. He has set up a Direct Debit for his rent that goes into our account every month like clockwork.
I used an agent to get hime in. They charge 1 week’s rent for a 6 month tenant and 2 weeks rent for a 12 month tenant.
As the unit is only 4 years old, there has not been anything go wrong with it.
It has saved me almost $3,500. Better in my pocket than an agent don’t you think.

I picked up the SMH today that has a Property Expo insert in it and on page 6 of the actual paper, there is a $5 off token for the expo. For penny pinching people like me (really Kay), it is a nice gift.
I’m sure there will be copies of todays paper still at newsagents tomorrow morning.

I disagree, my best was when I hit the wall almost at the top of the throw, I was lucky to hit a seal which sent it careening into about 5 other seals. This got me my 411 or what ever it was.

Seriously, there are plenty of things to do with it. It depends on what sort of strategy you are comfortable with.
High risk, low risk, mixture of both. +ve CF, -ve CF, neutrally geared property. Only property, mixture of property and shares.
There are so many variables.

You are not confused. This property does not meet the 11 second rule in its present form. It has a yield of close to 9% and would either need a huge reduction in asking price or a filthy big deposit to become +CF. Don’t forget to add in strata levies, rates, and other costs.
I guess his point is, with little work, he has found something that returns a reasonably high yiled.
What the property is like is a different story.

I use a number of things, least of not which is my gut.
1. Residex put out a good report every 6 months 2. Word of mouth
3. A lot of pavement pounding and enquiries to agents.
4. Knowledge of area (I went to school in the country and had lots of friends from various regional areas)
5. Reading up on local council press releases (ALGA will help here) ie. tourism boosts, new business etc

My advice is too wait for two to three months.
1. It is getting cooler now so the ‘hot weather’ will become less of an issue.
2. Air Conditioning companies revel in the hot weather. They put there prices up because they know people want one. Once it gets into winter, the prices are reduced dramatically.
If you can convince the tenants that you will put one in but want to wait until they are cheaper, that will solve your problem.
