    Did the inspection say the termites have gotten into the walls and floor? If so, it can be hugely expensive to fix this (10’s of $’000’s).

    You should get a bigger reduction I think or at least get an inspector to do the wall cavities (more expensive and you will need the owners permission due to the holes they drill).

    It may sound like a bargain, but you could be up for some huge bills if termites have done the damage. Can you afford a $30,000 bill for ripping up floors, ripping out walls etc? Also the tenant ( I assume it is to be an IP), will need to live somewhere if it is bad.

    Also, the inspectors will recommend follow up visits every 3 months (expensive too), which if you want to be sure they have gone, I recommend too.

    I have seen the damage they can do, IMHO it is not worth the risk.

    But it’s a much better game to watch than League although you have to see it live. TV gives it no justice.

    I agree Chan, you have to weigh up the options and see if the higher interest rate is really worth it.

    For me it wasn’t.

    Jack, you are correct in your 1st assumption. Lots and lots of equity in our PPoR. The positive income means we can borrow more but the reason we can get 105% in the first place is the equity.

    Retirement units are referred to as Niche Properties. They are aimed at one particular area of the market therefore banks see them as being risky. Other Niche Properties are holiday houses and caravan parks.

    They will only loan about 70% of the value (may depend on which bank you use).

    Yes I have been an auctioneer for almost 5 years and am liscenced in WA and ACT (no need for NSW). No experience in house auctions though.

    But it is not much different. You use the same techniques when trying to glean money out of potential purchasers. The only difference I had at my old job is that we worked 100% for the vendor so we tried to auction everything above reserve.

    Sometimes there would be a challenge to get people to bid to the reserve (I never took vendor bids above the reserve) That is completely unethical.

    I have been to many house auctions (to buy and to look) and some of the auctioneers are useless. I have seen them in person and on TV missing bids, taking two bids in a row from one person, dropping to a smaller increment way to early, and plenty of other mistakes.

    There are definite tricks to working an auction both from the auctioneer and the bidder.

    You can’t go past a good touring atlas, I think. They have street by street maps of most of the major towns as well as the major routes.

    Spent 12 months around Carnavon working on sheep and cattle stations and in town. My relo’s owned a bit of commercial and residential property in the town.

    Nice relaxing place to live.
