    I’ll take on board what you say and say that you are right if only the person who has the properties in the first place is not wishing to buy any more in the area. If their intention is to buy more and more in the same area, I doubt they would be willing to share.

    I am prepared to share two areas I have IP’s though.

    Cremorne NSW and New Farm QLD. I would love to see some more CG on top of what we have got already.

    It’s been really slow down here for a week now. I think ever since Chan stopped doing the Chan Chan, it has really lost it’s appeal.

    Where are all his jokes gone. It’s friday and supposed to be a fun day.

    You obviously picked two excellent areas before they became too pricey.

    Why did you pick these areas? There must have been something that attracted you to them.

    If you picked two areas before, why don’t you think you can do it again? Trust your instincts!

    I don’t know the area that well, but I am sure there are areas Nth or Sth of Brissy that are going to take off in the next couple of years.

    Spend less time on a forum board and more time outside enjoying the wonderful weather we have at the moment.

    I have been through self sabotage and luckily been able to repair the damage.

    About 8 years ago I injured myself playing rugby. I split my pelvis in two, tore both sets of aductor (groin) muscles and both sides of my stomache muscles. I was in hospital for a week and had to learn how to walk again (very scary stuff). I had 8 weeks off work and really struggled to get motivated. I became so lazy that if my wife gave me a job to do while she was at work (eg. ring the gardner) I would just not do it. I could not be bothered. I became a bludger, unmotivated and unintersted in anything. I would sleep until miday and just laze around the house for the rest of the day.

    Luckily I snapped out of it and resumed work (and rugby).

    Just recently I completed the longest triathlon I have ever done (Olympic Distance). I trained very hard for it and was so happy when I finished. I was hoping that once I had done it I would not lose the motivation to keep training as it was only halfway through the season and I had plenty more races (albeit shorter) to do. Unfortunately I got a virus (I reckon from swimming 1.5km in Lake Burley Griffin) two days after the race and it took me 6 weeks to get over it. In fact even when I felt better, my muscles would not work properly. I could have quite easily have just given up on the season and struggled at the subsequent races.

    I really had to work hard on my mind to get back into it as I felt I had lost most of my fitness in that 6 weeks of doing nothing. I pushed myself to swim, ride and run every chance I got and luckily for me, my muscles returned to normal and I found I had not lost much fitness at all.

    Basically, the point I am trying to make here is:

    You can easily spend your life finding excuses not to do things like exercise, but it is your innerself that you are being unfaithful to.

    Treat your body like a temple as much as possible. I don’t mean give up all the fun things in life (hell I still eat heaps of chocolate, chips, drink copious amounts of wine and beer). Just remember that you have to live in this body for many years and it is up to you what condition it is in when you start getting older.

    Go on, get outside – go for a walk.

    Is it just me, or has that article been reworded overnight. I refer specifically to the comments about spruiker no5.

    I am so sure it was more agressive than that. Can anyone please reread that section and tell me I am not going crazy.

    I am sure he said Spruiker no5 ‘admitted he was lying’. I can’t see that bit anymore.

    If it has been changed and I think it has, he has done it to stop any legal action.

    Some of it does fit but I hardly think he would admit to Neil Jenman that he was lying.

    Gotta say, I ocassionally have a cigar but only with either a really old bottle of red or a vintage port.

    I smoked for about ten years after leaving school but gave up a while ago now. I now exercise up to 12 hours a week so I certainly do ‘find 30’.

    The 11 second rule will probably not even give you a +ve CF any more. You would probably need a larger deposit.

    There are properties out there that are +ve, but rarely make it onto a website. I had an agent ring me last week with a property that was not even listed yet (16% yield). Because I knew the area, I bought it straight away. Usually, you have to develop relationships with agents before you find these types of properties.

    IMHO, good properties, wether they are +ve Cf or -ve geared are hard to come by. I personally have spent alot of time and money to build relationships with various agents. Why should I give away my innermost secrets for you to outbid me at auction or during negotiations on a property? Your claim that it is a win-win situation is not quite correct. If I have to pay $10,000 more because I have three other interested parties gunning for a particular property where is the win for me……….or you for that matter?

    It is very heavily negatively geared with a yield of only 5.8%. That means a fair bit out of pocket each week. Unless it is a really large town (10,000 plus), I wouldn’t be negative gearing a property there.

    You also mentioned there was a mine. What is the life of the mine? Perhaps it is closing down in the next couple of years, if it isn’t maybe you should include that in your ad.

    I for one am hesitant about buying in a mining town unless I have done a hell of a lot of research on the mine and the company that owns it.

    Myabe it is overpriced compared to similar properties in the region?
