    It would depend on where it was. If they had opportunity for great capital gain then it is a reasonable deal. If not then it would cost you quite a bit each week out of your own pocket.

    The $430 rental per week barely meets the interest on the loan.

    But as I said, OK if the cap. gain is there.

    The house scenario is totally out of your control and the insurance companies recognise that. If it was deliberate they would not pay etc etc.

    Yarwood, it sounds like you have a pretty good idea yourself about what areas have performed well and the reasons why. Why don’t you use these examples and look for areas (not just in Perth) that fit the mould of some of these suburbs before they took off.

    In Sydney that may well have been the case 6 – 12 months ago. I’m not too sure about now though. I think agents finally have to actually work for a sale now and follow up leads etc.

    We have two no-agent sales in our street. Neither have sold and both have been on the market for over 4 months.
