Chan$, There is nigh-on zero chance that the M7 (or whatever they call it) will have toll rebated.

The reason the M4 and M5 have a rebate scheme is because in the 1995 state election Labor said that they’d remove the toll on the M4 and M5.

When they got the books from John Fahey’s Liberal government they used the “the incumbent cooked the books”…[Read more]

WayneL – how about you start with something. Anything at all…

There is no way that Labor will abolish neg gearing – certainly not in a first term (and probably not for the forseeable future).

If you purchased a property built in 1994 today you would have 30 year’s worth of construction costs x 2.5% to claim.

If you look at places out our way – like what the locals have done with areas of Airds then this could be quite a good move. (i.e. Airds was once the butt of all jokes but now has some areas that scrub up alright).

You do want to be careful with the best house / worst street, though.

Oh, and some of these places may still struggle with +CF.

There’s also a bit concerning flips and our mate Henry gets a brief mention.

I would suggest it is worth reading for anyone who considers themselves at the cutting edge of investing with buying / selling to family, subdivisions, buying off the plan etc. It always pays to keep in touch with what the ATO are getting excited about.

    From today’s The Age:

In Melbourne, house prices grew by just 3.8 per cent during the quarter, compared with growth of 12 per cent in Brisbane, 5.3 per cent in Sydney and 6 per cent nationally.

Over the year, Melbourne house prices rose by 12.5 per cent, well below Brisbane, where prices surged 35.1 per cent. Business research firm BIS…[Read more]

I’ve done it a couple of times for properties in faraway corners of the country. It’s not an emotional thing to buy IP, so on one hand you can trust the technical stuff to paid professionals.

HOWEVER, just be careful you’re not buying next to a car wreckers / niteclub etc if you don’t know the area well…

I hope this isn’t too much information to get into trouble re copyright.

A heavily edited version of the subjects covered by the article follows. If you want more, I guess you gotta give Fairfax their money:

Here is a guide to the eight main areas of alleged tax avoidance or evasion during this residential property boom:

Rugbyfan: My original post re Mosman used a big of artistic licnence to make a point.

i.e. Just as good areas have not so great parts, “bad” areas have good parts.

  • Rubbachook replied to the topic Commonwealth “Platinum Credit Cards” in the forum Finance 20 years, 9 months ago

Hi SIS. Sound like the same-ish deal repackaged. Platinum cards are passe in the UK in the way that gold cards are here now.

I’m with CBA (my loans with Colonial) and have some package where I don’t pay fees on loans, savings account, gold credit card etc. The min limit is $7.5K.

Obviously I think it’s a good deal (as I took them up on it). For…[Read more]

Okay, so maybe the tolls are only gonna be around $10. Sorry, I used SIS’s accountant’s calculator.[:p]

As for all the “bad area” stuff, I don’t buy it. There are bad areas in Mosman (and by inference, good areas in…)

The Western Sydney Orbital. It will connect the F5 (road to MEL) with the F3 (road to BNE) by skirting around the city and charging you $912 + GST in tolls.

Mt Druitt is far enough away from the physical road to avoid noise and traffic too much, but surely if you argue Mt Druitt will appreciate then you have to argue that just about every suburb…[Read more]

If this is re the Capital Works deduction, council will have the info. I learned the hard way that you should NOT rely on information in the meter box!

(I bought a place where construction commenced on 10 July 1985. A week too early!).

Off topic, but all my loans are through a broker (actual lender is Colonial).

Much better deal than previous arrangment. Have broken even on the switching costs in just under 12 months.

What will you do with your 20% commission, Guru? I might start a post to see if someone knows if this is taxable.
