Does anyone know if you have an existing very small house on a block in NSW, could I make that the granny flat (as long as it met sqm and other requirements) and then build a separate new house? I know you can’t just build a granny flat on a block of land without an existing house so I’m not sure whether it would be feasible.

I think you may be able to do a low doc loan, but you would have to pay mortgage insurance and I'm not sure what the amount is for a house around the $550K mark.
