    It’s not possible to find out how many people are involved with residential and/or commercial properties that use this site unless you start a new post and ask that question directly. I would estimate that you will find the ratio of 96/4 .How many people out of 100 are looking to rent a shop/office/factory?
    To enter into a commercial deal you will need approx 37% of the purchase price for your deposit,30% deposit and 7% stamp duty and on costs etc. That is if it’s in a major city or where finance will go to 70%.
    You can buy a shop or factory out in the suburbs and take your chances, with a long lease and good tennants you may do OK. However if you want to (almost) guarantee you always have good tennants that want to renew their lease options you really need to be in a very good location.
    This price bracket leads you into another world where people talk in the millions. Yes the reward is much higher, but could you sleep at night. Could you raise 37% of 1.5m. Why would anybody invest that kind of money if they only got 7% return?
    That’s why 96%(my opinion) like to find 20K-50K to be in something they know about. If you think you can find a “good” commercial deal with that kind of deposit, I would suggest you use extreme caution.
    Everybody to their own thing I suppose and if you decide to go commercial then I wish you good luck.

    Kay, you could do whatever you want with something like this. The reason that it’s for sale ( my educated guess) is that there’s no one left in this town to pray. Most of Collie is for sale (good bargains if your looking for a ghost town).[;)]

    Brent Hi,
    Just a question Re Logging on. When the new site came up[:o)] and I started logging on and TYPING my username and password in, then searched around I could see my name as a logged on Member.[:)] The next time I logged on my system asked me if I would like it to remember my login details, to which I answerd yes.
    OK so now when I login I get the usual message blah blah , but now I’m in as an anonymous [:(!][B)][B)]and name cannot be found.
    Hang on while i change feet at this time.[:p]
    Maybe it’s my system.
    Maybe its happening to YOU. There does seem to be a lot of anonymous members logged on.
    Can you people check your system if you saved your details and post back. maybe I should have sent this to the bug report but this way will be quicker I think.

    Steve thanks, you made me feel unique, I’m probably the only person on this site with a -vely geared LOC!!At least you have some material for your next book,in the don’t do pages.[xx(]
    The more I think about it, the less concerned I am,correct me if i’m wrong but the interest on the loan is tax deductable, and the tax man will get his share from the TD or CM.,take one from the other and at least i will have peace of mind[:)]. Now that has to be worth something and its a position that I think I like.Not having to apply for loans or pay fees, no tax returns and statements from accountants[;)][;)](say no more).
    That is, until the money runs out.

    not sure where i first heard this, think it might have been Tony Robbins,and could be appropriate for some portfolios !!

    If you find some weeds in your garden, don’t procrastinate, just pull the suckers out and move on!
