I concur with Len that those of you who spent their time to assist are amazingly wonderful people!!!!!
I am continually jolted into realisation that there are so many caring, giving people on this planet, rather than the faceless expressionless people we pass on the street who seem to prefer to get in your way rather than out of it.

As for approaching the other company title owners about going strata, when we’ve mentioned it they’ve bawked.. mainly because of the costs involved in getting the building up to scratch for strata. I think it’s crazy.. spending money to make the apartments more saleable seems like a good idea to me. And i think our dramas in trying to sell the place have highlighted that company title is still a hard sell. I NEVER thought the place would be impossible to sell though.did you just suggest it to them or did you provide them with all the information?
i.e. find out exact costs involved & also get someone to do a valuation on the properties once the title has changed. it may be enough for them to see the sense in doing it??good luck

I understand your concerns but i dont think it is a moral issue. you would not be trying to cover a structural fault/termites or anything like that. most properties of a few decades of age would have some sort of ‘history’, be that murder, abuse, drugs or maybe just someone with a screw loose!! it does not make the property any less ‘liveable’
think of all the houses on the market with ‘real’ concerns that have been hidden from the potential buyers?? that is the moral concern.
which would you prefer to find out about the house you have just bought? a bad history or structurally unsound??Hi
Just to let everyone know. We spoke to someone we know who does mortgage broking and they contacted 15 financial institution and none of them will loan the money.
Therefore before entering a deal like this we need to understand that the market we would be trying to sell to down the track would ony be those who have the purchase price available to them and do not require finance. This limits the future market that we could sell to.

I have only recently started looking for investment property with my husband. Our current strategy is to purchase houses and add value to them (Ie renovate them), we are also willing to look for subdivisions where we can sell one of the houses and keep the other so that we can gain a positive cashflow from renting the place out.
Our strategy will change over time depending on the market and our comfortably with the amount we will be risking.
Sweet – I think you first need to work out what you are willing to risk or lose and then determine a couple of strategies you would like to use. We decided to become area specialists in our local area so that we could find a bargain. We had to look for a few months, going to open for inspections on Sundays and on weeknights (as this was the only time we could inspect places). We also trawl through the different internet sites and newspapers and I do agree that they can limit your ability to find a deal but not totally. Talk to agents, get on their email lists, bug them about what they have on their books and you will find eventually some will start calling you when a property comes up.
We found our first IP through the general email that is sent to us on a weekly basis from a local real estate agent. We saw the house that Saturday and had an offer in on Sunday.
We have analysed the deal so that we know our worst case scenario and whether we were comfortable with making that lost if that is what happens (of course the rest of the plan is how to make add value to the property to sell at a later date). Also once we found the deal instantly two other potential deals cropped up
Take EVERYBODY’s advice from this post. You do not have to act on all the advice as I think you need to make the decision of what you are comfortable doing.
I believe that learning new things is a journey and that you need to enjoy that journey. And as my husband always says to me – if things are not working for you – try doing it a different way. You just may find what works.

Hi everyone & thanks for your advice
To clear a few things upWe don’t have a problem with the information that we have posted. I am sure others wouldn’t do that, but it is their choice
We have purchased (yet to settle) as the purchaser “Troy and/or nominee†so we can change this prior to settlement
We intend to buy, reno & sell this one
We intend to do many of these, which we expect will lead to developments as well. We do not expect to neg gear anything but would not rule it out (if we reno something & cant get a buyer then we may rent it out). I need to make this profitable as to justify not working, so we have committed to this & not just a once off, or go running to the employment section if something doesn’t work out on the 1st oneAccountant is a good friend who is willing to set up as we like however I think my misunderstanding of what we need to do has confused him. He is only trying to do as I ask but I have been asking the wrong things……thus the reason for me posting this!
We have drawn a LOC on the equity, and also have some private finance available (along the lines of a bank loan with interest etc. but we do not have to pay until sale nor do we have a concern about loan ratios etc)
I can’t think of anything else relevant at the moment, so please feel free to comment as you like
