    I am sure someone will correct me but couldn’t you use your saved money for the deposit then just set up your loan so all your earnings goes straight into it and then have a line of credit. I believe you have to be careful with your budgeting because its easy to spend more that is going in but that way when your tax bill is due you can pay it from this.

    I have looked at the Richmastery website I think it looks pretty professional the only thing that put me off about doing the course is they are based in NZ.I could be wrong again but I kind of think that if you want to invest in Australia then you should go to things taught by Australians using our property laws etc. Then you don’t have to think oh I wonder if that applies back home, guess it is alright if you want to invest in NZ though at least you can take advantage of the stamp duty. Is this the one where Steve will be teaching? Because in that case you can ignore the above.[blush2]

    Maybe you can find some way of claiming the trip as a work expense.[whistle]

    Hi

    This is a rather strange question; I think you have to decide what you want to do. Do you want to be an investor or just live the Australian dream buy a house and kick back until retirement?

    When you say CF+ then I assume you know that this means ALL your costs for the year are taken care of. So if you have 5 places and they are all making you money then I will guarantee you that you make more from 5 than 1 unless you are renting the one place out to ants and you can get a heap of them in there all on separate contracts. For a 100 000 dollar house I don’t think you will get a huge rental return.

    If you bought just the one out right it would give you borrowing power because you have the equity straight away but you have cash and cash is king.

    Anyway this is my opinion and I would buy 5 with the amount you are talking but I am not saying in all situations quantity is better than quality.

    Maybe you should buy 1 or 2 and then see how you feel.

    I am sure people will disagree with me on this one but hey [headphone]

    You should be proud that you have made 500k and didnt just stand there scratching your head and do nothing.

    Atrain I am only a couple of IP’s in and I do have some shares also I think its a good idea to spread the egg’s amongst the basket’s.
    My advice would be to keep a good eye on this site because there are a lot of switched on people who you will learn a lot from. [biggrin] Good luck

    Thanks again Derek for your help it is great when you find people who know so much more about this stuff than me and are willing to share their knowledge[biggrin]

    To answer your question no I dont have a PM I am looking after them myself I am just going to see how busy I get with it. Like I say I am hoping to target the students I know that there is probably a bit more work involved but I think that the return will be greater. It’s good to know that in Perth we dont have to worry too much about having vacant houses for long.

The lease is up in August anyway but my plan is to stick a couple of overseas students in there similar to another place I have. Yes this bloke does seem to look after the place and that is always worth something but the rent is about half what I could be getting. [confused2]

    Thanks for that mate you make a good point about it being worth it if you are going to loose rent for 2 to 3 weeks anyway.[biggrin]
