Just keep in mind all these coloured driveways you see have to be sealed over the colour and continually sealed at least vevery 2 years. Also they show up stains easily.

To be blunt concrete cracks even new.
My advice would be leave it and put up with the cracks or rip it out and start again and wait for the new cracks.

ps. It will help if you get a builder who has experience with what you are looking at doing. As they will know alot about what council will and won’t let you do and will do alot of the mucking around with council for you, if they want the work. Thats what i found.

I have just done what you are looking at doing although our block was only 1000m2. The main problem we had with council was side access down beside old house to build new one. They wanted 4m we had 3.6.To cut a long story short we got approval as dual occ which was ok as we live in the new house and rent out the old one and will never sell.With our council their fees depended on when the land was originaly sub divided. We had to pay $5,000 section 33 contribution fee. We may move old house later and build a new one and can then sub divide if we want. You will have to figure in extra costs for driveways, parking, fencing, landscaping.

i agree with kadabi1. 3 years ago we bought a house on a big block for 115k plus costs and repairs ended up 125k, it was rented for 185p/w, at the time it was costing me $60 p/w.
We built a new home on the back of the block for us to live in moved in july 03. the new home cost 230k.the original house in 3 years has gone to 225 p/w rent and the mortgage is at 115k, now it pays me $60 p/w, with capital gain its now worth 230k and our new home worth 450k. instead of 1 house worth 230k we now have 2 worth 680k.
you can’t buy a house under 250k on a big block now.
i know what i would be doing.

thanks for going to the trouble of answering my question. i was offered a spot at the last seminar by a client at 200 off, $1,280 by using her name. she had sent me a cd and other info about it. i was probably more interested in property than his other ideas which as you said are not too hard to learn about for yourself. i can't imagine he lets you know where to buy real estate. like steve he gives you why and how and sends you onn youre way. i have found steve's book really helpfull.
