    Hi All,
    I have a Vinyl cladding business and clad over fibro, weatherboard and Hardiplank homes.We do 2 homes per week over 1100 in 12 years and can say that no home owner that I have known has ever clad their home to cover up asbestos in the fibro. People clad mainly because they don’t have to paint any more, also for insulation and for fibro, to change the appearnce of the home. Most builders have never had experience installing vinyl cladding.Why would you put weatherboard over fibro? When fibro came out they use to put it over weatherboard because it is easier to paint. I have 2 fibro IP’s, obviously I have Clad them. Also my own home is Clad with a pvc board straight on to frame. The old fibro is much stronger than current fibro, hardiplank and even weathertex. Its only a problem if you want to move a house or take it off the walls. At the right price I would buy all the fibro houses I could.

    We pay for everything on Visa, personal and business, do an Ibank transfer on the due date, thank you, 10,000 plus points per month.

    Hi Mortgage Adviser/Broker,
    Will the bank let you have a offset account if your main account is a business account, or would you have to take surplus out of business account into a offset account.

    Thanks for the input. Nobody has mentioned giving it to AMP Super man. My thought was, He would get 4.5%, tax man 15%. kiss goodbye to 2k, just to get a 10k tax deduction. Also I have lost control of my money, and have to trust him to do something good with it.
    Mortgage Adviser,
    Is a offset acc the same as a mortgage I can pull the 10k out of if I need it later. Its a NAB Mortgage Choice Package for PPOR.

    When interest rates go up to 10-12%, won’t most + geared IP’S become negative anyway.

    Hi Kay Henry,
    Yes we did buy the house exchanged yesterday. If it becomes a problem I will change it around. Prefer to rent it to couples or singles anyway. I have little kids so know how they trash a house. Any way I worked it out I havn’t had a bath for 10 years.Sorry I forgot I had a spa bath on my honeymoon. [cap]

    Hi Smenkhare,
    There is heaps of fibro houses around that are not ex housing commission. If you know the area you will know if they are.
    I love fibro.

    Hi Jo,
    If you are thinking development down the track, I wouldn’t be worried about an extra 10k now. I would offer him 275k first though.
    My latest purchase they wanted 330k, I offered 270k, they settled on 300k. Same though I can develop later, I probably would of paid an extra 10k.

    Hi Andrea,
    I have 1 ppor and 1 ip and are about to buy another ip in Coffs. Like elsewhere prices have doubled. Talking to agents prices have levelled and they believe we have only been playing catch up to our neighbours Port Macquarie and Ballina. The agent is saying 8 – 12% over the next year. Spoke to a valuer who also said the same. This is just what i have heard.
    Demand for houses is good not sure about units.
    Ring a few pm’s.
    I know this for sure its a great place to live.

    If you are going to sell wait till you own land for 12 months and 1 day. You will only pay 50% capital gain. If you built for 180k, owing 200k can you get $400 p/w rent. Where are you?
