    Tell them your on another call and if they give you their home no you will give them a call later very politely. They usually say they can’t give their home no. Then i say well now you know how the #$@%
    i feel.And hang up.

    HI Wayne,
    I would ring the agent back and tell him you have had a re think and your offer is now 178k.
    Nah only joking. Well done. Now you have my problem, what to do with it. My wife wants the big expensive house and I want to build 2 villa homes. I guess time will tell.

    What difference would it make if they had the motgage with a bank? Wouldn’t the bank sell the house?

    Wayne,
    If you really want that block and you only want to pay 180k, Tell the agent you will pay 180k and exchange contracts ie: at 4.00pm tomorrow with 10% deposit and no cooling off. And tell him thats you final offer.

    Hi Wayne,
    This is my experience on block we settle on tomorrow. In Jan while on holidays we put offer at 175k, they had dropped from 190k to 180k. They accepted our offer, when we got home we changed our mind.In the next 2 months while looking at other land and talking to builders I found out the owners of land were so called developers and were over committed. We offered 160k again. Agent said they have offer for 168k,she said if we pay 165k and exchange next day we could have it. I stuck to my 160k and she put pressure on the other buyer to exchange next day. Which they did. I got a email from a builder 4 days later, who they had been talking to who knew i had put in a offer telling me they pulled out because of finance in the 5 days cooling off. I rang agent and re offered 160k. Agent was shocked that I knew so quick. We exchanged next day at 160k no cooling off. The last release in estate are on for 215K. Block is 877m and flat so will be building 2 homes. My wife wanted too offer 165k.
    I guess its all a bit of a gamble, and depends how desperate you are for that particular block.

    Hi Gunner,
    We have 2 homes on the 1 block, we live in the back house and rent the front one. I still use a pm so I don’t have to deal with the rent. We have become friends over 2 years they have been there, they collect our mail when we are away and I do their lawn which was not in the lease. Sure if their is a problem they will tell me about it but on the other hand if they want to do something they will ask too, like painting or adding a garden at their cost. I suppose it depends on the tenant. We just put rent up $15pw no problem.

    We made a $100 donation to Care Aust off our visa card on 29/12/04. I was doing some ibanking yesterday and noticed they had deducted it twice.
    I rang them and they said they would fix it, which they did they gave us the whole $200 back.
    Think I will look for somewhere to give a cash donation.

    Thanks for the replys,
    I am just having a problem with having 25k of my own money in the deal when at best it would be neutral cahflow. Saying that the house is in a 12000 plus North coast town and to find anything even close to neutral in this market is rare probably impossible.
    There is a new estate nearby land is 75-80k and building is booming up to 18mths to get a builder.

    Hi Simon,
    Isn’t it common these days to gain early access to a property before settlement. I did it on my last Ip.
    My thought was not to arrange finance until after work was done hence a higher valuation?

    I would love to say this, I have 3 loans with NAB
    and have never had any problems. Last loan was aproved in 24 hrs 315k without a valuation. I deal with their Business Banking Center. You can even ring up and speak to the manager, I guess the difference is I don’t have to deal through a Branch.

    Hi Monopoly,
    Does the 6 year CGT exemption only apply if you move from your PPOR into a rental and not purchase a another PPOR within 6 years?

    Hi Matt,
    Who told you it is ok to take off the cover strips. I am not saying its not just curious. My brother is a cement renderer, he prefers to render over brick, has had trouble with it going drummy over fibro.

    NAB told me for a IO loan as follows,
    loan amount x days in month x interest rate divide by 36500 = monthly payment.

    Hi Matt,
    If you are going to clad over fibro you only need to take off the corners and cover strips. There is no need to take off the sheets.
