    I have decided this much, it will be concrete saltwater with white pebble crete for blue water, put in by a pool builder who does the work himself. We want to make it a feature of our yard as there will be nothing else to look at except colourbond fences.
    Oh well whats another 40k

    Maybe it will be the money? Just got 1 quote back, $36,000 for Fibreglass pool with water feature, solar, fence, paving and stamped concrete surround. Lot of money for a whole in the ground with water in it. Which over 20 years is $35 p/w plus say 15p/w for running costs, it will cost $50 p/w week for 20 years?

    They say most homes within 1 km of the coastline were wiped out. Not good advertising for beachside property?

    I don’t know where you got this info from but most houses these days are clad with PVC Vinyl not aluminium? Also: [red]Cladding is an external ‘shell’ that is predominately used on weatherboard houses ,[/red A big percentage of cladded homes are fibro, also now hardy plank.

    Our agent sold 1 of our IP’S in 2 weeks, he had 2 buyers 1 a investor, he played one off the other, it was on at 245k, they both started at 235k, the investor stopped at 240k and the other party bought it at 241k, all this negotiating happened between 5.30pm amd 9.00pm on a Sat night, I was trying to watch the football and by 9.00pm and a few wines later i said yeah let them have it.
    How would you rate this agent? His theory was you need to get a commitment while they are hot.
    And of course i thought later maybe i could of got more?

    I think a drop in new home sales in NSW in July had a lot to do with the intruduction of Basix on 1/7. Everyone was getting their plans in council before june 30, i know we did. Coffs council had double the amount of plans this june compared to last year, and not one for july.
    What aboput rising fuel prices, do you think that will have a effect? They are talking 160 a litre?
    Man thats a 60% increase in less than 12 mths.

    Hi Pro Active,
    If i told you what was going into this house you would see we are not too worried about it being a good investment, its more so if the pool is worth the hassle or not.
    Did you put in a concrete or fibreglass.

    Hi,
    This PPOR is long term , for what its costing we won’t be moving for a long time , the problem is because of access if we don’t put one in before the fences go up, it would be too costly later, and yes we are 5min from beach and 3min from local pool. My other concern is our 3yr old, i know they grow up but it has to be risky?

    I wouldn’t rent myself or put a tenant in a fibro house with out covering it with something. Asbestos is a real risk and worry now, you only have to bump a corner and it is exposed. Especially with kids playing around a house. It won’t be long when vendors will have to show where and how much asbestos is in a home for sale? Painting it won’t add value, i have seen lots of fibro houses painted and 12 mths later go chalky? Grano is better, althogh they still have that fibro boxy look IMO.If its for a quick sale i would spruce it up, if its a long term rental i would clad it and forget about it.

    Are you going to sell it or rent it? You won’t add 30k but you will add value and make it more appealing to buyers or renters.
    I have a cladding business and clad 2-3 homes a week, fibro and to Simons disgust weatherboard.
    Why do people clad?
    Fibro?
    Especially now days people want to cover up the asbestos, also to get rid of cover strips add insulation and no more painting. Granosite you still have to give 1 coat of paint. In NSW work cover regulations are, you are not allowed to sand, or cut fibro with a power saw.
    Weatherboard?
    Most people that clad over w/board have left the painting to long and the cost to paint is nearly the price of cladding plus on going maintenance. I quoted a house today that had that fake brick sheeting over w/board now thats criminal.
    I just sold an IP that i Cladded, new windows, gutter,fascia 2 years ago, no outside maintenance at all,like new, if you saw the before photos it looked like a knock down? Needs reno inside Sold in 2 weeks,4k under asking price.

    Hi,
    I agree with Westan, if it is an area or street where they are mostly owned i would buy it. Its not hard to tell just have a look at the condition of the other houses and gardens in the street. If it is amongst renters i wouldn’t buy it, again look at the other houses in street or do a door knock.
    Then i live in a street all owners and there is one house that looks like the worst trashed housing commission house you could find.
    with asbestos fibro on exterior you can always clad it, they come up great, i do plenty around 5-6k.
    If its in a good street and looks good they rent easily being at bottom end of market

    I agree with Surrey,
    Who wants to be in their 70s or 80s and have to deal with banks, pm’s and tenants. To me thats not retirement. People forget property investing is a business, even if you own 100 houses outright there is more to it than just sitting back and living off the rent.
    I will take the 5% of my cashed up equity anyday, and my penthouse on the beach.

    I think you will find a big increase in new home approvals in NSW over the next 10 weeks due to Basix regulations taking effect from 1/7.
    Builders are saying an extra 8-15k to build per house.

    I agree, commission rates are over the top and with a bouyant market, some of them have really done well.
    Thats an understatement, what business do you know of that can double their income in a short time by pretty much not doing anything extra like advertizing or extra work. Like REA have in the last 2 years. AS far as reducing their commission, wouldn’t they put your home on the bottom of their list and sell the one with full commision?
