I live 10m away, he won’t look at it until the other agents agreement finishes, he said if they find out i will have to pay comission anyway and i suppose he has a reputation to uphold.
The pm lives in same town. If you sell it to someone who looks at it while the agents agreement is current don’t you have to pay then their comission?

The new gas systems heat the water as it goes through pipes they don’t have storage tanks, you are right gas is expensive for bottles.

The Quantum Compact can be located in any external location around the building. It definitely does not need to “face north” like flat plate solar units. Nor is there the need for those unsightly frames, which tilt the collectors to the required vertical angles.
The evaporator coil on the Quantum Compact is specially coated to protect it from corrosion, which helps to keep your Quantum running at peak efficiency over its long operational life.
The Quantum Hot water storage tank is installed at ground level, thereby providing ease of maintenance and not imposing any additional weight on the roof.
The Quantum Heat Pump does not rely on direct sunlight for its operation. Due to its advanced design the unit will produce hot water in all weather conditions, even at night, it simply absorbs heat energy from the environment.
As the Quantum Compact does not use any panels it cannot be damaged by heavy hail, as the glass panels of a conventional Flat Plate solar often can be.
The Quantum Heat Pump has no gas or electric “booster element” in the tank as required in conventional Flat Plate Solar units. With the low cost of running the compressor in a Quantum, the heat pump can be actually more economical to run over a twelve-month period than a conventional Flat Plate Solar water heater.
In cold climates some Flat Plate Solar collectors have suffered severe damage from frost. Because the Quantum Compact has no panels there is absolutely no risk of damage from freezing.
Our new home is 40 sq on one level and c/bond was 4,500 more than cement tiles.
It depends on the style of the house some homes would not suit a tiled roof. One thing with c/bond if you get hail big enough it will pit the steel and it will rust. The last big hail storm in Armidale nearly every c/bond roof in town was replaced, then tiles will smash and let water in.
With the new energy regs we have anticon blanket under iron and r2 batts all through ceilings.
Council also slapped a level 1 bushfire prone area on us, we are in suburbia and the nearest tree is 150m away.

Here is my story. I havn’t had a job for wages for 16 years i am 41 now. 16 years ago i was a general assistant in a primary school doing maintenance lawns etc. I could of stayed in that job forever. My father got a sales job selling electrolux vac cleaners and he was earning 1,000 a week i was earning 300. I quit moved to Coffs Hbr and spent 2 years flogging vacs door to door and earnt $50,000 a year. After 2 years i started working on comission for my uncle who had a cladding business down south, after a year i started my own Cladding and Home Improvement business and have had that for the past 13 years.
For me i couldn’t work for someone else. I like to be in control of my time and money, i can arrange my work around my kids activities and if i need more money have the ability to go out and earn it. I wouldn’t tell anyone to throw in their job this is just how it has happened for me. I feel for you dazzling i read your post about your time away working from your family. When i did the above i only had a PPOR with a mortgage of 25k although it was at 18% ouch. Do you work on one of those oil rigs you see out in the middle of the ocean? Being self employed has its good and bad points, sometimes you wonder where the next dollar is coming from. Being a man i think we tend to spend most of our time worrying about money. My trade off is i get to wake up every morning with my 3 year old daughter jumping on me. For me the next 10 – 15 years is the most important time for my family. What would i do if i was on the edge of the cliff now? I cant answer that, i thank God i jumped 16 years ago.

If its your home and they have no legal right to be there why can’t you just go around and grab them by the scruff of the neck and turf them out? As long as your isurance is up to date.
We are doing c/bond on our new ppor, for cost though on our home it was more than tiles, it will depend on the design of the home, c/bond is a better finish it is tied in to the structure of the home and not a dead weight like tiles, we will be having a foil blanket under the iron and R2 bats all through ceilings. Lighter colours are better for insulation. Steel prices keep going up every couple of months.If you are doing tiles teracotta look better than cement. I couldn’t talk my wife into brick and tile, had to be c/bond and render. More $$$$$$$$$$

It wouldn’t matter how much money some people have they wouldn’t spend it, scared of losing it. I wonder when i hear stories of millionares who drive around in old bombs and dress like ferrils. Life is too short not too enjoy the fruits of your labour. some people think they will live forever. I used to work with a guy who used to boast how he would get 2 years out of a tube of amway toothpaste. I drive the pacific hwy most days and have always had a car under 3 years old because of 2 points you made, safety and reliability. My car has 10 air bags and if i didn’t have a reliable car my business would’t survive. I havn’t had to pay for a car repair except for general services for more than 10 years. I don’t even check the oil and water between services. I agree with you if you are successful in business or investing why wouldn’t you have a good car and write it off.

I live in Coffs but am more into houses with land content. The Park Beach and Jetty area is where most of the units action is. Park beach still has a lot of seedy streets, units that were once 30k now 150k, although they are trying to clean the area up with some new unit blocks and t/houses, the Jetty area is more upmarket. I know one thing we have had a 6m white pointer cruising the coast the last week, not much good for us surfers. You could see it from the beach yesterday.
RoboWe did a dual occ abot 3 years ago in Coffs, s94 was about 5,000. to do it now on the same block would be 13,000. i think it goes on when the land was originally subdived (don’t quote me on that).
We just did a strata for the 2 houses, council cost 300 to get da aproved. Surveyor was 400 to do draft plan to get da and 2,500 for linen plan to go to lands title office, and another 200 for council to sign off on linen plan. Lands title fee is about 8-900 for each plan all up about 10,000 or so. plus solicitor costs and bank has to sign linen plan because of mortgage on it. everyone has their hand out?

RoboWow $50,000. That would of went down well. No wonder they get a bad name. My agent had only advertised it for 1 week and he was asking me to think about dropping the price from 245 to 239 and then the offer we accepted was 241. Originally he wanted to list it at 235.
They were first home buyers and got cold feet?

I have had 2 honda odysseys, traded the last model on the new one when it came out june 04.Fantstic cars never had a problem. If you are buying new and can afford the xtra 7k go the luxury model, well worth it. Safest too, 10 airbags.

Hi Dazzling, This a bit off subject but this is a reference i did yesterday for one of our tenants that were applying for a new home with a private landlord. We live in a new home behind them.
To Whom It May Concern,
????? & ????? have been our tenants at ???? for the past 2 1/2 years. Due to us selling the house they have had to move.
It is easy to give a reference for tenants that are bad, but for ??? and ??? it is hard, because what can you say about the perfect tenants, we only wish that an investor had bought our house or we had another one for them so as we wouldn’t lose them.
All we can say is that if they become your tenants you will be very lucky landlords and that you will not have one ounce of trouble with them and they will look after your home as if it is their own. The agent selling our home also said he has never had tenants so easy to get on with for the inspections and the presentation.
I know it couldn’t be done legally but I would even go as far as saying that if you ever had a problem with them, the rent or the home itself that I would personally guarantee to fix the problem myself. That is how highly we think of them.
