There is a couple of better quality Australian made vinyl claddings available.
Most people clad their home because they don’t want to keep painting it. Depends on the condition of the w/boards but i have clad w/board homes for not much more than the cost to paint. everyone has their opinion, we have clad over 1300 homes in the last 13 years and have never had anyone say they didn’t like it? Will it ad value in the short term? again depends on the condition of the home now. Just did a house for R/E agent/investor to on sell. We get people come up to us at our display in shopping centres that have had their house clad for 30 years and they always say how much all the painting it has saved them. The quality of vinyl cladding is alot better now than in the past. Asking a bricklayer if he likes cladding is like asking a carpet layer if he likes floor boards. Or a mortgage broker if you should go direct to the bank. lol

ps if you can give me some measurements or m2 i can tell you if you are being conned. It is cheaper to deal with someone who owns the business not a salesman, cut out the commission, IMHO.

roboPPOR in Coffs Hbr, just sold 1 12 metres away, have another 1/2 km away and are building a new PPOR 1km away. i figure if you can’t have a go in your own backyard how are you going to do it in someone elses, of course there is always exceptions.

I just strata titled a dual occ that i did 3 years ago, we built a new home behind a old one, 2 houses. I would try and get plans of the block with the houses on it if possible and take them to a local surveyor, if not get the surveyor to go and have a look with you. They know all about what council will want regarding access, open spaces, services and can tell you what costs will be and if you can torrens or strata title. We paid about $3,400 for Council fees and surveyor and $1,950 to register with the Lands title office. It took about 3 months to all happen.
1. DA has to be lodged with council.
2. Surveyor has to do a Linen plan.
3. Linen plan goes back to council to sign off on.
4. Plans go to bank to approve and to get them to send certificate of title to Lands title office.
5. Plans go to Lands title office.
This is in NSW
RoboI would drop it in a BANK and go to Fiji, Maldives and Hawaii for 3 months surfing and worry about it when i got back.
RoboSure am Simon, i am going down the same path, difference is i am looking for land i can subdivide into 2 blocks and build 2 homes, sell 1 keep 1.
My 2 concerns are,
1. Like resi said buying the land at the right price. And finding it.
2. Competing with builders in the area that do house and land packages, their costs have got to be less. Then if i only want to sell 1 shouldn’t be a problem.
I have chosen to go down this road for these reasons,
1, Have done 1 dual occ and have just strata titled them so have an idea on whats involved with council, surveyors, lands title,
2. Have built 3 PPOR and building 4th now so have had experience with builders.
3. I can invest in my local area rather than chasing all over the country looking for IP,s
just to name a few.

RoboI would get the tiler back and get him to quote you to replace the tiles, then ring the sparky and tell him you are taking it out of his price and if it is more you will be sending him the bill. if he doesn’t like it tell him you can just go straight to consumer affairs. Some tradesman especially selfemployed ones seem to think they don’t have to clean up their mess these days.even if the tiles were ok i would get him back to clean up the mess before i paid him.
i employ subbys and if their is ever a problem i have them straight back to the job or they don’t get paid and don’t get any more work.

What about if you are doing house and land package, ie you own land and contract a builder, can they impose those fines on you or builder.
good old work cover guess you just paid someones wage for the year. No wonder building costs keep goig up won’t be long you won’t be able to get a builder to build you a dog kennel.

ps if you put down a holding deposit subject to building and finance costs wouldn’t you get your deposit back if you don’t exchange?What does it matter what the builders margin is, if you don’t like his quote go and get another one. he is the one that takes all the risks re insurances work cover etc, would you tell people how much you make. Look at this way he is doing you a favour by building the home for you. simple really if you are not happy don’t sign.

We are building our 4th POR the moment and found even though you pay extra some things are better in the contract to make easier and for warrantys. We included ducted air although i got a quote myself and it went in at that price and the builder gets a kick back from air con people, and best put in during construction, Floor boards we included and carpet, builders price was same as other floor mobs and timber floors need to go in before completion. I included concreting driveways, patio and paths as it is hard to get someone to do when you need them done to move in and tiling as well. Any extra electrical we pay electrician ouselves. I wouldn’t include window coverings, fences or landscaping they can all be organized while the house is being built. Include rendering or bagging and painting if you are doing it, my brother is a renderer and it is a messy and time consuming job to do after the home is handed over to you. We try to have all major things in contract so as you can move in as soon as possible, less interest paid. Some project builders can be competitive with things because they buy in bulk from the same suppliers.

RoboIf you have a caller id phone the calls from India come up as unavailable. I usually have a bit of fun with them ask them about where they live, family etc. At first they say from Australia but after a while they tell you. The other night a guy rings you know the real indian english voice, after a while he put me onto another guy and fairdinkum he sounded like a aussie it was quiet funny and we had a good laugh. i told him to put his mate back on i liked his voice better. My wife gets annoyed at me.
RoboLike Simon said you have 12 months within to occupy the home, so you could rent it for 6 mnths then move in for 6 mths or move in first for 6mths and then rent it out.

I don’t know what your background is, for me i would have a look at some sort of commission only work, sales/marketing that pays big dollars for less hours maybe 3 days a week that will give you 2 days for investing. A lot of people get turned off by that word commission but if you have belief in yourself and can do it you will never go back to wages.
RoboThanks Paul, when the exclusive agency runs out, having no current agreement is that the same as a non exclusive agency or do i need to sign a new one.

RoboThanks Guys we decided to take the offer after the agent extracted another 2.5k. See what happens if it goes to exchange if not there is always the PM. I did ask him if he would buy it without looking inside and he said he would never do that, but has sold plenty to people sight unseen: interesting. I asked our agent how he feels now after wanting to list it at 239k and the offer now is 247,500. He didn’t really have a answer mumbled something about different people will pay different prices.It was originally on at 245k and we accepted offer of 241k and that fell over so i put it up to 255k. The offer at the moment is from an investor who offered 240k first time around. Not a very good return 247,500 rent 225p/w. Luckily i got it 4 years ago. Makes you wonder where some agents get there values from, there all saying at the moment you have to get your price right if you want to sell, how many homes are being sold for less than what people will pay just because the agent wants to list them low to get the sale?
