    PPOR in Coffs Hbr, just sold 1 12 metres away, have another 1/2 km away and are building a new PPOR 1km away. i figure if you can’t have a go in your own backyard how are you going to do it in someone elses, of course there is always exceptions.

    Hi Scott,
    This is what was posted.
    I was lucky enough to hear Scott the Depreciator talk in Hobart on Thursday night. It really opened my eyes to the benifits of depreciation. Scott said that after intrest on IPs, depreciation is usually the next biggest tax deduction.

    What about if you are doing house and land package, ie you own land and contract a builder, can they impose those fines on you or builder.
    good old work cover guess you just paid someones wage for the year. No wonder building costs keep goig up won’t be long you won’t be able to get a builder to build you a dog kennel.

    What does it matter what the builders margin is, if you don’t like his quote go and get another one. he is the one that takes all the risks re insurances work cover etc, would you tell people how much you make. Look at this way he is doing you a favour by building the home for you. simple really if you are not happy don’t sign.

    Like Simon said you have 12 months within to occupy the home, so you could rent it for 6 mnths then move in for 6 mths or move in first for 6mths and then rent it out.

    I live 10m away, he won’t look at it until the other agents agreement finishes, he said if they find out i will have to pay comission anyway and i suppose he has a reputation to uphold.
    The pm lives in same town. If you sell it to someone who looks at it while the agents agreement is current don’t you have to pay then their comission?
