    WELL DONE Ms HG … unlike one post here – I too have a highlighter and a ruler :-) .. and yes, the tables you will have looked at do give you a good idea – but you also have to do the groundwork, as you've done … good stuff :-)  Am also closing one this week *grin* .. they are out there :-)

    depends on the lender methinks … most banks seem to 'cap' the principal repayments on IOs at 20K …

    'stand alone' offsets generally have a higher interest rate too I think … also pays to ask if the offset is calculated on a daily basis – same as the mortgage … or one can get a nasty shock :-)

    hehehe … well I LIKE a bit a colour :-) … who the hell was Peter Fischer?!  … LOL … yes swings and roundabouts :-) … prefer the roundabouts meself …. a giddy crumpled mess – then get up and do it all again … the swings? well .. come off at the top and break a leg … come off at the bottom, and the swing nails ya comin back :-) ….

    but then .. be a bloody borin world if we had ALL the answers … hehehe

    hmmmmmmmmmmmmmm .. all interesting yak in this forum :-)

    1.  Look at fin review editorial of today …
    2.  Look at WA and SA Chamber of min and energy projections ..
    3.  Imagine 1948 with no replenishing factor …
    4.  Check out 1340-1360 UK .. london specific …
    5.  Accept we are not having a drought – we have returned to normality ..
    6.  Check the basis for the GDP recast – with specific reference to Access Econs recast (gasp .. they appear the same) ..
    7  Understand that workfroce $ relativity is still cast on the basis of (pardon me – not my quote) "anglo saxon arrogance" that the only skilled o/sea immigration must conform to aust (UK) training standards and regimes (reference: Royal College of Surgeons, Teachers Reg boards, nurses reg boards etc etc)
    8 Understand, the impact of birthrates on all who "won" the second world war 
    9  Recast projections :-)

    other wise … if ya went to sleep in 1952 with an understanding of the labour market and economy .. and woke up today … how would you (as a Government perhaps – ya lucky dreamy bod :-) ) .. respond?

    Have had a lotta dealins with ATO folk in various lives over the years … and ya know somethin? …. these folk are human :-)

    They will beat ya ta death with the great tomes of legislation … particularly the tax avoidance bit .. if ya do the wrong thing (and so they should :-) )

    But I have to say .. if you are up front with them … they can be a great ally .. and (as I said) great folk (and NO .. I don't work for em :-) ) …

    So? .. they was a 'screw up' … be up front with em.

    If you didn't use an accountant to step through all with you .. tell em – your bad .. you'll use an accountant next time .. can they recommend one … etc etc ..

    If you used an accountant .. tell em .. sack the accountant .. tell em the truth … and why ya need the variance etc etc ..

    Get the advice on ya next year BEFOREHAND … take it to them .. explain it to them .. ask their view .. is there anything you or your NEW accountant missed .. whatever .. but YOU must make the first move … and be up front.

    and … DO NOT yak at the counter .. tell em ya want the super .. or whatever .. get a meeting room and talk through it ..

    You'd be suprised .. they really only want the genuine baddies .. lotsa folk screw up … from experience … 9 times outta 10 … they understand that (ya may get a whack) … but thats ok …

    give it a go :-)

    There be all sorts of comments on this site coverin this subject … some may be right .. some may not be .. is all an individual thing … I do use Destiny as one of those I seek advice from .. I also read everything I can get my hands on … am very much a Somers/Lomas hybrid I guess … Xenia is right .. a lot does depend on your strategy (and Somers would says something about fruit cakes .. all different ingedients … still fruit cakes and often taste just as good) … the one thing Jan S and Marg L (among others) are very good for is reality, discipline and defining your approach .. whatever may suit your circumstances .. (at the risk on teaching one to 'suck eggs') until you understand what you do with what you currently get – its pretty difficult to understand how a strategy is relevant to you … Destiny, for (what I thought was) a small fee, will do a general projection and so on of potential – based on info you provide em …. from where I sat, t'was a good approach, good advice and so BUT … someone else's strategy wasn't (and isn't) mine … ya gotta OWN it, see it, taste it .. understand the steps you need to take to acquire … though Destiny – and others no doubt – are a great, and necessary, first step (in our case second – we did the fin planner thingy first) …

    Here – and on many other sites .. alotta good advice (and a lot of nonsense) .. though often (and no offense all) its difficult to know what be genuine and what be not … folks advertising THEIR wares in the byline really take away from the frankness of the statements …

    We used a fin planner (for OUR finances – understanding what we do with what we get) … then we used Destiny (understanding what someone else might think we should do with what we get) … and we read – EVERYTHING from all over … from deciding property was the way we would go … to sorting out our budget .. to understanding what a strategy MIGHT look like … to reading what other strategies MIGHT look like .. to sorting out OUR strategy – we see it .. we taste it .. we understand all of it  … AND researching props and areas etc took eight months …

    Many will roll their eyes at that :-) .. is OK .. they did with Edison too :-)

    But then … we closed out our third today .. we've focussed on simply doing what OUR strategy is … our lender/s tell us this afternoon we can have some more money .. nice folk .. (as Gump might say – one less thing to worry about) … seems we've wobbled past some figure of income .. must also be a good thing as my wife burst into laughter … we also wobbled past a Mill in props, and owe a third of it … but is all relative and all individual …

    Do YOUR thing … read, learn and dispute heartily … talk and post to all … but take your own advice at the end of the day :-)

    It pays :-)

    Hey there ..

    for what it is worth .. and I am sure many of the informed folk here have given their 2 bobs worth – and it is all worth a listen to … and the wise will have said something like 'there be lots of stuff out there – what be relevant and comfortable to you, be most important" and they'd be right.

    I caught up with my bro, for the first time in 20 years just this week.  A long story .. bt my story .. so with otu the detail – I can say I had always wondered how he had fared … what he be doing … if (aside from bein alive) .. he was happy.

    Now (don't ask me to explain it all .. I can't) .. he be 42 years old .. about 10 years ago he got caught up in some internet scam (at that time) .. and it didn't look that flash for his (now one could say modest) investment … the scam went belly up – BUT .. little bro being the guy he is disected the thing and decided there was a very good idea – though very poorly executed (a bit like iraq without the carnage).

    At the very same time he realised he lost his dough – he also got 'restructured'. 

    With his payout, he decided to 'pay' himself his normal wage (after tax) from his redundancy over 6 months – and see if he could take what he felt was right and build a business.

    Its just on 10 years now .. he tapped into something not available (and I guess still not available – or not managed and structured well) in Australia .. a niche.

    At 42 he works about 6 hours a week – from anywhere on his laptop.  He has a 'presence' in 6 different countries.  He and his lovely finnish wife and kids spend most of their time seeing Australia in a four wheel thing he has that has been so modified its in some mag in the next few months.

    Ironically, he calls his business 'digital real estate'.  It works well for him, and I'm so happy that it does.

    But it does show there are a lot of alternatives – or complimentary – options.

    An individual thing – a lot of guts, belief – sometimes luck – and, in his case, absolute integrity in dealin with his clent base.

    As his bro – muckin about with the property approach (which I'm happy with – and very much so) .. you'll find none prouder.

    Absolutely agree .. a bully-free forum .. and also agree about the professions … I for one – absolutey respect those developers I know … the photos are just wonderful .. be nice folks :-)

    yup .. but we should remember that WCI is 'backward' looking .. the AWE and AWI deal with expectations projected … there is a trade off economically .. for example .. if we accepted WCI we'd all back Archer for the Melb Cup .. it is a matter of tempering reality (the now) .. with expectation (the then) .. expectation is driven by the 3yo part of the brain – 'they got it .. I want it too) .. given the jobless rate … the spill into the national labour pool .. there is a balance …. we're not there yet :-)

    Jeepers 657 … if ya want folks to send money to someone … PICK ME :-) … looked at the website .. and reached for the asprin .. SEMETHA – go get some good advice – startin with Australian advice would be good :-) .. there are plenty of real – and good – resources :-)

    For what it might be worth …. Fann is right … I've just passed back a 700pw prop going at 310K … there are plenty out there if you do the research .. the value is quite different to the individual depending on what that individuals particular investment goals are … as investment dollars get sucked into the mining whirlpool about the place – and we have places renting at 1600pw in a lot of em … there be just as many nestled away in the calmer waters :-)

    All interestin .. perhaps right … though if one looks at the population of westernised countries generally – a few things jump out at you … firstly, not all had baby booms (particularly those now in the old 'eastern bloc') …. example:  look at rural east germany …. secondly, one was quite advanced in terms of aging and it's economy … example:  look at Japan's demographic today … finally, this is not the first population 'correction' the world has known … example:  London/UK 1360-1365 … though the current shift is the slowest.

    The 'greying' is important – but the freefall in birth rates from around 1971 (and the earlier 'bounces') is critical and we're not expecting a upturn in the national labour market cache of available workforce bods of any significance until after 2032 or so.

    Skilled migration?  Well .. all westernised countries are drinking from the same well – and its finite as their labour market caches also contract.

    Impacts? .. well, in the UK example, wholesale societal and structural shifts and significant rural contraction … in the Japanese example – well … the impact on their economy is obvious … and rural east germany – almost devoid of people and the cessation of govt rural infrastructure spending.

    No real point to my scribbles – it is just an interesting topic :-)
