Unfortunately dazzling it seems you don’t understand one of the greatest values of the human race: “Good things come to those who give”.
Maybe you could give up some of your vast knowledge dazzling for the betterment of the investing community, and maybe when you buy and read the book there will be something in there that you will benefit from.

Were on this website did you see other people talking about Kambalda? The figures on some of the properties there are quite attractive.
Does anyone have any knowledge of the area, or better still does anyone on this forum live there?

I live and invest here in Ballarat, and would be happy to answer any questions that i can for you.
At the moment the market here is very similiar to a lot places at the moment. Meaning that the +CF IP’s are still hard to find, but it is definitley possible to create them if you know what you are doing.
There is certainly a lot of developers buying large residential blocks that are in good locations and developing units or townhouses. These are popping up all over the town at the moment. I haven’t been involved in any of these so i can’t speak of there returns.
I am passionate about Ballarat and the surrounding areas, and i believe that there is a lot of good solid growth happening here at the moment. Although over the last 12 months property prices haven’t done anything exciting, there has still been plenty of growth in the areas of new subdivision’s, estate’s, and industrial developments. Also the City of Ballarat is committed to the development of the area, and i like the outlooks for the area.
Like anywhere though, if you can find +CF IP i would certainly be looking into it further.

Serviceability is bad on paper. Both have just started new jobs with fairly basic wages, and don’t have any savings.

The new property is $130k.
