    It is not whether it is a ‘property’ or a ‘home’. It is whether you move into it or not.

    If you do not apply and do not move into it and the property was bought after 1 July 2000, you can get the FHOG later when you buy a home you move into.

    If you do apply and do not move into it and the property was bought after 1 July 2000, you have to return the FHOG and can get it back later when you buy a home you move into.

    Regarding the link I posted, you had to click on your State and then the FHOG link to see the eligibility criteria. It is in there and the same for all States. The additional first home owner benefits are all that is different in the States. The phone numbers are also there so you can call for individual State info.

    Leverage is just how much you have borrowed against the value of an asset. The higher your loan to value ratio, the higher you are leveraged. There is no particular property type as you can be highly leveraged against anything, even your car.

    The higher you are leveraged, the less you own.

    I am interested… in SA, if the purchase does not bring an action against the vendor, how can the vendor get in trouble?

    Is this not a civil matter or do they treat it as legislative breach?

    I know one thing… I would much rather a few underlined words and the odd ‘Ads By Google’ type box instead of banner ads and side-banners flashing all over the place. What about those annoying pop-ups??? Thank god for pop-up blockers and that Steve has not included them!

    Ben,

    Re Geraldton, I only have $2,000 there. Regarding shop rental, it is easily rented at 80-90 per week and possibly rented at 100 per week. They have 6 months to find a tenant before it becomes a concern. I think they will do this with no problem seeing on the first day they put the sign up, they got an offer at $90 per week.

    Regarding capital gains, before I even received the signed contracts (there are two titles), I was offered $35,000 for the vacant land. This represents a CG of 250% before EXCHANGE, let alone settlement, seeing the contract price on the land is $10,000. Looking at the overall deal, it would mean I keep the block with the shop on it for a piddly $25,000 and still get the same rental return.

    I can’t see how your other half would have a problem with that.

    Crusader, I bought there for that reason. The housing authority is splitting up the housing commission areas. They are building up the university and spending a lot on infrastructure. A new park is going in across the road from where I bought. The housing commissions are being sold off to private investors and owner occupiers. I am happy to let it sit empty for 10 years when a lot of people will say I should have bought back in 2005!!!

    Give the agent a call. He may have some more stuff. I found him very honest and easy to deal with.

    The shop is expected to rent for $100 per week. This is positive for me if it does. I bought two lots for $60k so huge development opportunity when I am ready or can be bothered. I will wait until values go up a bit.

    I am talking about recent events Positive. Not one month old statistical data corrupted by those needing to manipulate things in their favour.

    In any case, it seems that all those posters I have a problem with in this forum come from Aussie Stock Forums. Your little share club is nothing more than childish. Seeing I can not tell you exactly what I think in this forum, I might just have to pay a visit over there and have some fun with multiple usernames, IP addresses, flooding, etc.
