    I don’t think my point is mute at all. I think you missed my point. It was not about going out of your way to get the license, it was about having to get one at all!!!

    An ugly or cheap pool devalues a property. Also the costs of maintaining them put off some people. Those with young families may also be put off by drowning issues.

    Secondly, I am giving qualified information. Why waste your time with a loan that attracts interest when you can get one without any? Nothing compares to it.

    I thought Anne was looking to balance a portfolio or reduce expenses. My solution was given.

    By the way, if you want mortgage advice, ask admin. I am just here to have some fun these days and make the odd comment about interest free loans. If I was to advise someone into a loan with interest, I would be doing them a disservice!!!

    If I can make a suggestion, ask Simon (his area) to attend or to send someone else based in Canberra to the meeting so he can talk to you about finance. Interest Free loans are not restricted to Australia. They can also be written by Australian Agents for properties in NZ, UK and the USA.

    I thought the boys at Aussie Share Traders would have known all the answers Acey… you are a regular there aren’t you?

    I limited my purchase to test out the fund managers and limit my interest cost. I fully intend to stagger income streams every few months so these investments overlap.

    Also, the limit without stating an income is $500,000. I will not lie and state a figure so I can go past this so I will have to lodge some returns soon.

    I am talking about infinite leverage. It is available to those who know where to get it. The problem is the cost of funds so not many people take it to huge limits.

    Explain what you mean when you say “10x” leverage. I am leveraged at 100%, not 1000%. That is 1x leverage the way I see it.

    I don’t believe ‘common’ use rights would apply to land. That is why you need good title to settle a property.

    Mini, I disagree with everything you just said. How is an “Investor” supposed to make their investments “fruitful” if they don’t know what is out there???

    Following the sheep will only lead you to the slaughter house. Most unsophisticated investors are followers!

    I have one policy I try to stick to… if everyone else is doing it, I DON’T!!!

    Firstly, refinancing most negatively geared properties in Australia into an Interest Free loan would make them positively geared. I would concentrate on this first.

    Professional is someone who is qualified. Paid could be a shonky guy who presents himself as a professional.

    In any case, a “qualified” professional is liable whenever they give advice (pair or unpaid) if it is foreseeable that the person will act on their advice.

    Talking to the general public (like seminars or online forums) is usually an exception.

    Globe, I think you missed the bit about INTEREST FREE Home Loans. Refinancing is fairly easy to do with them. Forget HomePath unless you actually want to pay some interest.

    Thanks Kez. I think that is in reference to the tax treatment of trusts. I am not all that fussed as my tax is capped out at a maximum 30% regardless unless they change company tax rates. My main thing is asset protection. Saving on tax is a bonus.

    Thanks for the info though. I am sure the accountant will keep me informed.

    I have a question about marriage…

    Why is it that two people who are supposed to be in love have to go to a Government Department and fill out a form and pay a fee (marriage licence) so they can tell each other they want to be together forever?

    I have issues about this. I would rather just the ceremony but then it would not be ‘legal’ although a de-facto has just as many rights after 6 months living with a partner as does a spouse. I believe marriage is dying out.
