Howing commission clusters are being disbursed and the area is a very popular fishing area and the main stop point to check out the dolphins further north. In fact, it services all areas to the North as it is the last major city on the West Coast heading North.
It has loads of upside available and I have yet to find substantial downside.
TRAIN as well… that leaves lifestyle for Mandurah.

Come on Pelican, no-one is truly free anywhere in the world. We just don’t get shot for saying or doing something considered ‘wrong’ but there are always repurcussions.
Most tenants will be very nice about it. After all, if they are happy with where they live, they will want to stay there. There may be some concern about an owner occupier buying the place but you should asure them that you will let them know with plenty of time to get themselves sorted out.
The general consensus is also important. This is where the media is important. People like dmichie love the doom and gloom stories and will go to great lengths to promote them. It helps their cause of purchasing cheaper property.
If you discard general public opinion and only focus on the individual property, you could quickly get into trouble.
An example of this is recent media stories about low lying coastal areas not being as popular as they used to be following the recent Tsunami. This will not show up in any due dilligence that did not look at public consensus.
Sounds like the Agent is trying to sucker punch you. I would not make an offer on the contract of a property I have not seen. Just writing it down on paper and signing this is a suitable offer.
If you do it on the contract, the vendor can then sign it and you will be bound. It is a recipe for disaster unless you are certain you want to purchase at the price you offer.
I would also include an expiry date for the offer if submitting it on the contract.
Scenarios should always be asked seperately. There is too much variation when considering an individuals own circumstances. There is no single answer that applies to all.

I don’t know I would say there is only one way to pay a loan off quicker though. Some restructuring or addition of particular features can really have an impact without the need for more money. Things like adding an offset account, as you mentioned, or changing the way you pay your bills or receive your income would certainly help. Even the ATO Form 1515 would hav a good impact.
Property contracts must be written to be enforceable. Plant and Equipment has such a wide-ranging definition. I think the pump will be included but believe it will come down to whether or not it is essential to the overall viability of the property. It sounds to me like it would be so the purchaser would have agreed to the purchase based on the inclusion of the pump.
In my mind, it equates to a vendor taking a spa bath out of a residential property after the purchaser has seen it and agreed to the purchase.
It is between the vendor and their solicitor (whoever prepared the contract of sale) as far as I am concerned. It has nothing to do with the Agent. They do not prepare contracts. They just sell property and have the contracts signed.
Any course that relates to a particular field is looked on favouably by an employer. Also, many courses are looked on favourably just because they show committment to education and self-improvement.
Why would you not do courses to gain a professional advantage? It is exactly why most people do them!
