It is definately a good situation to find yourself in.
Ensure the loan is interest only, focus on saving the FHOG money to return to the Office of State Revenue and live rent free. You have a great IP now. You could also do the kitchen and bathroom and depreciate them. So many options.
By the way, you will also be eligible for the FHOG again at a later date…

Essential LinksYou missed the bit that was edited and my ensuing response which was appropiately deleted. I did not read it as a ‘friendly’ dig at all.

Essential LinksI guess you believe everything you read.
I would ask if they are ‘NET’ millionaires or just control a million dollars worth of over-priced, negatively geared property as offered by The Investors Club.
More importantly, I would ask for the individuals names or the writers of the article to verify the facts. Sounds like a well structured advertisement to me or Albany locals are easily led sheep who do not frequent these or other forums where the truth about The Investors Club is often revealed.
I am yet to hear anyone who has actually dealt with them speak positively of them or refer them to friends unless they obtain financial benefit from referring.

Essential LinksI think the idea is not attacking anyone’s personality directly but rather focusing on the ‘Jenman System’.
We all know the ‘System’ is a joke!

Which bit do I have “no idea” about west?
By the way, why are you offering a negative property when it is all so positive over your way? Isn’t this kind of an oxymoron?

Essential LinksThat is the same principle behind dollar cost averaging. I think it is a sound plan for long term investors. It certainly will level out the highs and lows.

Essential LinksThere is really no other reason than to obtain financial benefit. If you are not interested in looking for property, alternative investments should be considered.

Not grumpy at all. I just think people are walking around with blinkers on if they think we have freedom in Australia.
Try walking down the street naked or taking a leak on a tree (which is common in the bush).
The only reason it seems we have freedom here is because most Aussies are so laid back and follow the flock. They do not want the repurcussions.
Imagine what people would do to you if suggested that the Tsunami victims deserved what they got or the US deserved 9/11??? You would be crucified!

Essential LinksWhat about the downside with Trusts? Losses are not carried forward and any profits must be disbursed. Is that not the case?
This is certainly not my field but I use both a company and a Trust.

Essential LinksBy the Gold Coast, I mean too much development and the resulting problems. One thing Mandurah will never have is the tourist crowd that the Gold Coast has. It has nothing spectacular to offer.
It has been dead for so long for a reason. People will quickly remember. It is a short term area in my opinion.

Essential LinksBut Dream, there is just dust further North. It is the last city and there are certainly no major regional areas further North. By the way, they also come back to Geraldton after seeing the Dolphins.
Distance from Perth is not a drawback in my opinion. Geraldton has almost everything Perth does minus the population – but it is growing.

Essential LinksPersonally, I would have told the builder to go away. No-one has the right to enter your premises whether they send you a letter or not. The landlord certainly has no right to renovate while you are leasing the place. Tell him to wait until you move out and to leave you in peace. He has no recourse if you are paying your rent according to the lease.

Essential LinksI have been looking into it a lot more and decided to give one of the online things a go. The link is…
It is not one where you have to read emails which is why I like it. You just have to send a lot when you get busy.
The online and off-line marketing information alone was worth the effort in my opinion.
